89-92, APPLIID FOR BY MID CaQAS'P LAND �p�Ny (VILL,AGE

D�7CL�ARATION.
Wf�2F.1�.S, the Planning CoQmussion of the City of Arroyo Grande has
considered an application by Mid Coast Land Company (Village Creek III) for a
Planned Sign Program at 100 Traffic Way in the C-2 zone; and
W�S, the Planning Ccam�ission has found that this project is consistent
with the General Plan and the �hvironmental Docwnerits associated therewith; and
WI�REAS, the project has been found to have no significant environmental
impact under the provisions of the California �nvironmental Quality Act (CEQ�,);
and a negative declaration can be adopted; and
WI�2FAS, the Planning Coartnission hereby directs the Secretary to file a
Notice of Determination; and
W�S, the Planning Cormu.ssion finds, after due study, deliberation and
public hearing, the following circwnstances exist:
1. The proposed signs are consistent with the intent and purpose of
Section 9 of the Zoning Ordinance as it relates to Planned
Sign Programs .
2. The proposed signs are.• visually cca�patible with the
buildings they identify by utilizing materials, colors or design
motif included in the bui.lding.
3. Proposed signs cacnplement other existing or proposed signs on the
site by using corcrnon design elements, such as materials, letter
style, colors, illtuni.nation sign type or shape.
4. Proposed signs are coar�patibl e with surrounding 1 and uses and wi 11
not obscure adjacent conforn�ing signs.
NGF7. TF�'QRE, BE IT RFSOLVID that the Planning Corcmission of the City
of Arroyo Grande hereby approves said Planned Sign Program, subject to
appropriate standard conditions of the City of Arroyo Grande, and the following
special conditions:

1. The applicant shall ascertain and ccanply with all State, County and
City requirements as are applicable to this project.
2. Developme�lt shall occur in substantial conforrnance with the
plans presented to the Planning Co�mission at the meeting of
January 16, 1990 and marked "Exhibit A" with the exception that the
"A" sign on the west elevation of the building be eliminated.
