Wf�12FAS, the Planning CormLission of the City of Arroyo Grande has
considered an application by Shell Oil Cocnpany for a Planned Sign Program at 222
Grand Avenue in the C-3 zone; and
FffII3tF�.S, the Planning Co[rmission has fotmd that this project is consistent
with the General Plan and the Enviroi�nental Doc�its associated therewith; and
FII�RFAS, the project has been found to have no significant environmerital
impact under the provisions of the California IIZVironmental Quality Act (C�QA);
and a negative declaration can be adopted; and
�FAS, the Planning C�mission hereby directs the Secretary to file a
Notice of Deternunation; and
Fg�tF�S, the Planning Conmission finds, after due study, deliberation and
public hearing, the following circLUnstances exist:
1. The proposed signs are consistent with the intent and purpose of
Section 9-4.2407 of the Zoning Ordinance as it relates to Planned
Sign Progra� .
2. Signs are visually coom�atible with the buildings they identify by
utilizing materials, colors or design motif including the building.
3. Proposed signs co�trple�zent other existing or proposed signs on the
site by using cornnon design elements, such as materials, letter
style, colors, illwnination, sign type or shape.
4. Signs are canpatible with surrounding land uses and will not obscure
adjacent conforming signs.
NC�1, �4�E, BE IT RF�LVID that the Planning Cc�mission of the City
of Arroyo Grande hereby approves said Planned Sign Program, subject to
appropriate standard conditions of the City of Arroyo Grande, and the following
special conditions:
1. The applicant shall ascertain and comply with all State, County and
City requirements as are applicable to this project.
2. Development shall occur in substantial confonnance with the
plans presented to the Planning Co�rnission at the meeting of
November 21, 1989 and marked "Exhibit A".

3. Developm�lt shall conform with the C-3 zoning requirements �less
otherwise approved.
4. The applicant shall remove the roof top signs on the canopy and on
the main building prior to issuance of permits for construction of
the new signs.
5. Any sign(s) within roadway easement shall have appropriate permits
and/or approval fran Caltrans. Prior to issuance of any building
or sign permits. Contact Steve Senet, Permit �gineer, at 549
6. All signs not shown on the sign plan approved by the Planning
Co�rmission and marked "Exhibit A" shall be removed prior to issuance
of permits for construction of new signs. This condition does not
include signs to be rernoved and replaced during construction such
as the auto care signs.
