There are exceptions or extraordinary circi.nr�stances applicable to this property because it is a service station near a major highway and therefore provides a needed service to traveling motorists. 3. The strict application of the C-3 zone does deprive such property of privileges enjoyed by other properties in the vicinity or same zone because a variance was issued for the signage of another service station in close proximity to the current application. 4. The granting of the deviation is carpatible with the objectives, policies and general plan uses specified in the general plan. NC�1, Tf��+QRE, BE IT RFSOLVID that the Planning C�miissian of the City of Arroyo Grande hereby approves said Variance subject to the standard conditions of the City and those listed below: Gez�eral Coiuiitio�ns 1. 2. The applicant shall ascertain and cariply with all State, County and City requirements as are applicable to this project. Develogr�ent shall occur in substantial conforn�ance with the plans presented to the Planning Corrmission at the meeting of November 21, 1989 and marked "Exhibit A". Planninq Department Co�ditions 3. Development shall confonr► with the C-3 zoning requirements unless otherwise approved. �5�- 4. The applicant shall rertiove the roof top signs on the canopy and on the main builcling prior to issuance of permits for construction of the new signs. 5. Any sign(s) within the roadway right of way shall have appropriate permits and/or approval fran Caltrans. Prior to issuance of any building or sign permits. All signs not shown on the sign plan approved by the Planning Ca�nission and marked "Exhibit A" shall be removed prior to issuance of permits for construction of new signs. This candition does not include signs to be removed and replaced during construction such as the auto care signs.
