FII�IIr'RFAS, the Planning Carnussion of the City of Arroyo Grande has
considered Amended Parcel Map Case No. 88-470 in accordance with Chapter 3 of
the S�zbdivision Ordinance of the City of Arroyo Grande; and
i�II�iF�.S, the Plaiuiing Conmission has approved Variance Case No. 89-140,
issuinq a variance to allow a reduced lot access width fran 12 feet to 10 feet;
and
F�FAS, the project has been foiuid to have no siqnificant envirorunental
im�acts under the provisions of the California Ehvir�unental Quality Act (CDQA),
and a negative declaratioai can be adopted; and
Wi�tFAS, the Plan*+;nq Comrussion hereby directs the Secretary to file a
Notice of Determination; and
�II1ZF�1S, the Planning Crnmission has further found that this project is
consistent with the General Plan of the City of Arroyo Grande; and
�A.S, said Parcel Map was referred to various City Depart,ments and the
Staff Advisory Camuttee for recam►endations; and
WEII�3tFAS, the Planning Comrussi�m finds, after due study, deliberatioai and
public hearing, the following circ�tances exist:
1. The proposed map, design and improvanexits of this subdivision are
consistent with the general plan map and text because the General
Plan designatioai for this site is Low Density Residential, 0.2
du/acre and this proposai is for 4.1 du/acre.
2. This site is physically suitable for the proposed type and density
of developmeaZt because all yards, setbacks, driveways, parking areas
and other features can be accatmodated.
3. The proposed subdivision desiqn is not likely to cause substantial
and coa�siderable dair�ge to the natural environment, including fish,
wildlife or their habitat. The project will not im�act the City's
water supply since there is already approval for two lots.
4. The proposed design of the subdivisio� or proposed im�rovements are
not likely to cause public health or safety proble� because
conditions of approval regulating water, sewer and drainaqe coancerns
have been incorporated into the project approval.
5. The proposed subdivision design will not conflict with public
easements within or through the site because the project will not
affect the existing ten foot (10') P.U.E. adjacent to the rear
property line.
NC�1, ��E, BE IT RFSOLVFD that the Planninq Camnissio� of the City
of Arroyo Grande hereby approves said Amended Parcel M,ap Case No. 88-470 and
adopts a Negative Declaration oai the project subject to the follawing coa�ditions:
General Canditians
1. The applicant shall ascertain and cariply with all State, Co�ty and
City requiremerits as are applicable to this project.
2. Develop�rient shall occur in substantial conforntiuZCe with the plans
presented to the Planning Camussion at the meeting of November 7,
1989 and �rked "Exhibit A".
3. Develo�xnent shall conform with the R-1 zoning requirements; unless
otherwise approved.

The ten foot (10' ) easement shall be posted for no parkinq and shal l
be maintained with a minimi.un vertical clearance of 13 feet, 6 inches.
The developer shall upgrade the fire hydrant at the corner of Fair
Oaks Avenue and Walnut Street to City Standards, 4" x 2 1/2" outlets.
Any residential structures or part thereof on Parcel A shall have
autanatic fire sprinkler systems installed per Fire Department
specifications.

7. The developer shall repair or construct frontage im�rovements prior
to recordation of the final map.

The developer shall provide a minimnzm ten foot (10') wnobstructed
access and drainage easemerit for Parcel A. Where possible, a 12 foot
wide access way shall be provided along the driveway.
The developer shall provide for separate water and sewer laterals
prior to recordatioai of the final cre�p.
The developer shall provide a drainage plan where parcel A has
drainage to Walnut Street; on site ponding is discouraged on this
site.
