WI�I2FAS, the Planning Camussion of the City of Arroyo Grande has considered Lot Line Adjustme.nt Case No. 89-481; and FggRII�S, the Planning Co[[nussion has reviewed this project in canpliance with the California �viroiunental Quality Act (CDQ�) and has determined that a Negative Declaration can be adopted and instructs the secretary to file a Notice of Determination; and Wf�, the Planninq Camnission has further found that this project is consistent with the Zoning Ordinance of the City of Arroyo Grande; and �gItFAS, said Lot Line Adjustment was referred to the Planning Camussion, by various City Departments and the Staff Advisory Camuttee; FII�RF�S, the Planning Co�nmission finds, after due study, deliberatio� and public hearing, the following circu�tances exist: 1. 2. The proposed lot line adjustment is consistent with the zoning and building ordinances of the City of Arroyo Grande. The proposed lot line adjustment will not have a significant adverse impact on the enviroruY�ent. NQ�T, Tf�CHtE, BE IT RF.9�LVID that the Planning Camnission of the City of Arroyo Grande hereby approves said Lot Line A�djustn�ent No. 89-481 subject to the following caruiitions. General C�ditioai.s 1. Z"he applicant shall ascertain and carrply with all State, County and City requiresnents as are applicable to this project. 2. Development shall occur in substantial conformance with the plans presented to the Planning Carr�ussion at the meeting of October 17, 1989 and marked "Exhibit A". Platuiuig Department Coauiitions 3. Development shall conform with the RA-B3 zoning requireme�zts unless otherwise approved. 4. The lot line adjustment shall be reflected in a record of survey which shall be recorded. A mylar copy of the�recorded map shall be submitted to the Public Works Departxnent. Public Works Department 5. The applicant is requested to dedicate, to the City, the eight inch (8") sewer main and 15 foot sewer easernent shown on the preliminary map subject to television inspection (paid for by the applicant) and acceptance of the sewer main by the City. � motion by Camnissianer Soto, seconded by Comrussioner Flores, and by the following roll call vote, to wit: AYES: Camussioners Flores, Soto, Gallagher, Brandy and Chairm�n Carr NOFS: Camnissioner Moore ABSTAIN: None the foregoing Resolution was adopted this 17th day of October, 1989.
