The proposed use is consistent with the General Plan's statement and intent. 2. The proposed use is co�sistent with the zoninq designatio�n as outlined in the PD zone. 3. The site is adequate in shape or size for the proposed use, as it can meet all the setback and parking requirements. 4. The proposed use will not have an adverse effect oai the use of surroundinq property. 5. The proposed use will not have a significant adverse im�act oai the environment, inclucii.ng fish, wildlife or their habitat, therefore, the planning department has drafted a negative declaration. 6. The proposed use will not be injurious or detrimental to property and im�rovements in the neighborhood or the general welfare of the City. 7. The establishQnent, maintenarzce, or operation of the proposed use will not be detrimental to the health, safety, co�nfort and general welfare of persons residinq or working in the neighborhood of the proposed use. NQa, �II�QRE, BE IT RF�OLVF� that the Planning Corimissioaz of the City of Arroyo Grande hereby approves said Conditional Use Pernu.t, subject to appropriate standard co�ditioms of the City of Arroyo Grande, and the following special conditions: Ge�neral Canditions 1. The applicant shall ascertain and comply with all State, CoLmty and City requirem�its as are applicable to this project. 2. Development shall occur in suhstantial conforc�nce with the plans presented to the Planning Co�rmission at the meeting of October 3, 1989 and marked "Exhibit A". Fire Department: � 3. The kitchen facility shall be equipped with an approved hood system and an approved autanatic built in cooking fire extinguishing system. 4. Plans for the hood system and the fire extinguishing system shall be sul:mitted to the Fire Department prior to issuance of building pernuts. �27 Resolution No. 89- Conditiarial Use Permit Case No. 89-462 Page 2 5. Fire extinguishers shall be installed as required by the Fire Department prior to final occupancy. 6. Z'he applicants shall keep the existinq wharf hydrant and install a new fire hydrant in an acceptable location meetinq city starulard hydrant with a minimaAr► of 1250 GPM flow prior to final occupancy. 7. The applicants shall provide collision protection for fire hydrant prior to final occupancy..
