A RESOLU'1'lON OF' THE YLANNING COliAl1SSION OF 7'HE
CITY OF �RROYO GRANDE �PPROVING CONDITIONAL USE
PERMIT CASB NO. 89-450, �1PPLIED FOR BY DREiI BRANDY
LOCATID AT 444 TOYON COURT TO CONSTRUCT A GUEST HOUSE
AND ADbPTIHG A NEG�►TIVE DECLARATION.
MHEREAS, the Planninq Commission of the City of Arroyo Grande has
considered an application for construction of a 594 square foot Guest House at
444 Toyon Court in the R-1 Sinqle Family Residential District; and
MHEREAS, the Planninq Commission has found that this Droject is consistent
with the General Plan and the Environmental Documents associated thereWith; and
MHEREAS, the project has been found to have no significant environmental
impact under the provisions of the California Environmental Quality Act (CEQA);
and
fIHTREAS, the Planning Commission finds, af.ter due study, deliberation and
public hearinq, the followinq circumstances exist:

The proposed use is consistent with the General Plan's statement and
intent.
The proposed use is consistent With the Zoning Ordinance and zoning
desiqnation which is R-1.
The aite does have adequate access. ,
Thc proposed use vill not have a significant adverse effect on the
uae of surrounding property or the environment.
5. The site is adequate in shape or size for the proposed use, as it
can meet all the setback and parking requirements.
6. The design and layout of the progosed use is suitable because
adequat� provisions for setbacks, access and circulation have been
incorporated into the project design.
11HEREAS, this project Was reviewed by the Planninq Commission and various
City departments and found to be acceptable and in conformance with the
applicable codes and ordinances.
NOM, THS1tEFORE, BE IT RESOLVED that the Planninq Commission of the City
of Arroyo Grande doea hereby approve said Conditional Use Permit, subject to the
folloWing conditions: �

1. Development shall occur in substantial conformance With the
information presented to the Planninq Commission at the m�etinq of
April 18, 1989.
2. The interior of the quest house shall be redesigned to eliminate the
room labeled as "Bar" on the plans.
