MAP CASE NO. 88-468, CAOWN TER.RACE, UNDER OPTIONAL DESIGN STANDARDS AND ADOPTION OF THE NEGATIVE DECLARATION. (MF1tILEE PECK) WHEREAS, the Planning ConYr:ission of the City of Arroyo Gr�nc;e hr�s considereci P�u�cel Map Crase No. 88-468 in accor��nce with Chapter 3 of the Subdivision Grc'�ir�ance of the City of Arroyo Grande; and WHEREAS, the Planning Conxr,ission has found that this projeet is cortisistent with the General Plan and the Envirorur�ental Docurnents associated therewith, and a Negative Becl�cation has tz.en declared under the provisions of the California Environmental �uality Act (CEQA); and WHER.EA�, the F'lanning Cormdssion has found that the follo��ng• finclings etin be n,�cde: - t' al �esi n ���' 1. A soils report shall be filed with �nd approved by the Building Gf�cial, Frior to recordation of the final n��, or grading pecTrut of the site. Aarks and Recmation Departrnent 2. The project sl��ill meet the standard Tally �-Io G7�eek easen��ent requirements. 3. There shall be erosion control on all slopes 2:1 or greater. An erosion contr�l plan shall be submitted for review by the Farlcs �nd Recreation Director. 4. All ePforts will be made to preserve the e;cistin� oak tree. Y98nning Departrnent 5. The ntinimum net lot size shall be 6,000 scjtinre feet, per the P�-1 zone. ?90 6.
