WHF.REAS, the Plaruiing Carardssion of the City of Arroyo Grande, California, has held
a public hearing on the application of Fobert Ne�vdoll, to amend the Municipal Code of the City
of Arroyo Grande as provided by Chapter 4, Article 32 of said Cocie to rezone all that pibperty
generally described as 305 Alder Street, and moi�e specificfilly described �.s follows to P-D
Planned DeveloExnent Dist�•ict:
In the G�ty of Arroyo Grande, County of San Luis Obispo, State of California,
County Assessor's PArcel No. 77-204-02; and
WHEREAS, the Planning Carardssion feels that the public interest and general welfare
does not require such an amenclment; and
WHEREAS, a Negative Declaration has been prepared on the project and was reviewed
by the Planning Corrmi.ssion at a public hearing; and
WHERF.AS, the Negative Declaration has found that no significant potential impacts of
the proposed zone change are anticipated; nnd
WHERF.AS, the Planning Ca�xnission has deterrnined that the proposed zone change is
not an appropriate use of the subject property and is not desirable for the orderly development
of the corraryunity; and ,
WH[LREAS, the Planning Conmission has deteimiried that the proposed zone change is
not in conforn�ance with. the Cfty's General Plan.
WI�ItEAS, the Planning Conmission minutes, including a list of persons who testified at
the public hearirg, si,urrnaiy of fact and findirgs, and copies of any maps pertinent to the
proposal, are on file and hereby declared to be part of said Resolution.
NOW, �F.FOR.E, be it resolved that the Planning Comrussion of the City of Arroyo
Grande does hereby recorrmend to the City Council denial of Zone (fiange No. 88-211, as
applied for, with the following finclings: � ' _
1. The proposed zone change is not consistent with the General Plan designation of
' medium high density residentiel (14 d.u./acre).
2. The subject site is not adequate in size and shape by itself to accomnodate the
reasonable requir�ements of residential development.
3. �e proposed zone chAnge is not reasonable or beneficial at this time to serve this
neighborhood because the proposed density is not consistent with the s�u�rounding
properties.
4. The proposed zone ehange would adversely affeet the surcbunding property becaLLSe
it is not consistent with the adjacent uses and density.
On motion by Canmi.�.sioner Boggess, seconded by Cartmissioner Flores, and by the
following roll call vote, to wit:
AYES: Carmissioners Boggess, Moore and Acting Chairperson Olsen
NOFS: C.ormrissioners Scott and Flores
ABSENT: Canmissioner Gerrish and Chairm�an Soto
