WHEREAS, �the Planning Corm�ission of the City of Arroyo Grande has considered an
application for temporary school facilities at the First Assembly of God Church, 207 Pilgrim Way
in the "A" Agriculture District; and
WHEREAS, the Planning C',arerussion has found that this project is consistent with the
General Plan and the Environmental Documents a�sociated therewith, and � Negative Declaration
has been declared under the provisions of the California Envirorvnental (luality Act (CEQA);
and
wHEREA,S, the Planning Conmission finds, after due study, deliberation and public
hearing, the followirg cirewr�stances e�dst:
1. The proposed use is consistent with the General Plan's statement and intent.
2. The proposed use is consistent witti the zoning designation.
3. The site is adequate in shape or size for the proposed use, as it can meet all the
setback and parldng requirements.
4. The site does have adequate access, per the conditions of approval.
5. The proposed use will not have an advefse effect on the use of surrounding property
because appropriate conditions have been incorporated into the resolution of
approval.
6. The design and layout of the proposed use is suitable because adequate provisions for
setbacks, access and circulation have been ineorporated into the project design.
NOW, THEREFpRE, gg 1T gESpLVED that the Planning Ca�nynission of the City of
Arroyo Grande hereby approves said Conditional Use Permit subject to the following conditions:

1. Development shall occur in substantial confocmance with the infottriation presented to the
Planning C.ormrission at the meeting of July 5, 1988.
2. All conditions of approval of Architectural Review Case No. 88-372 shall be fulfilled prior
to occupancy.
3. All existing or proposed roof�nounted eqwpment shall be screened from view of surrounding
property and public streets. All roof-mounted equipment which generates noise, solid
particles, odors, etc., shall cause the objectionable material to be directed away from
residential properties. All screen designs shall be ecmpatible with the building and shall be
subject to the review and approval of the Planning and Building Departrnent.
4. A final ]andscape and full covera�e automatic irrigation system for all areas proposed to be
landscaped as a result of this proposal shall be provided for review and approval, and
installed prior to building occupancy, subject to the approval of the Planning �nd Bu�lding
Departrnent and Parks and Recreation Department. Tree staking, soil prep�iration and
planting detail shall be shown on final landscape �alan. Water conservation design and
maintenance and droiaght tolerant landscape planting shall be incorporated whenever feasible
into the final design of the landscape and irrigation plans for the site.
5. All existing and proposed ground-mounted utility and mechanical equipment shall be
screened and sound buffered as shown on the final landscape plans, subject to the review
and approval of the Planning Departrnent and Parks and Recreation Departrnent.

6. An exterior lighting plan for all new lighting resulting from this proposal shall be submitted,
and shall be subject to the review and approval of the Planning and Buuilding Departrnent
and shall include the follouring:
A. Gtit-off lununaires shall be installed which will provide true 90 degree cutoff and
prevent projection of light above the horirontal from the lowest point of the lr�rnp or
light emitting refractor or device.
B. All fixtures shall use a flat, clear-lens, energy-ef�cient light source.
C. All project lighting shall be confined to the project site.
7. All signage shall be subject to the requirernents of Section 9-4.2407 of the Zoning
Ordinance.
8. Enrollment for Coastal Christian School shall not exeeed 150 students in any one year.
9. This conditional use permit shall expire three (3) years after the date of its adoption by the
Planning C',amnission. Extensions may be granted through the conditional use pernut process
with review and approval by the Planning C',orrnussion.
10. All school buses shall be stored on-site.
11. Coastal Christian School shall monitor student pedestrian traf�c and reroute buses, carpools,
ete. to pick up wallting students when feasible in order to reduce foot traffic through the
neighborhood. .

10. All areas to be automatically watered with an underground irrigation system
11. All trees within 5 feet of City sic3ewalks or asphalt areas are to be planted in deep root
planters.
12. Area marked on the plan as existing play field is undeveloped and overgrown with weeds.
Irrigation and turf plans and specifications (autanated) needs to be provided.
