(CHAD�'dELL, WHITE, ASRT?i WHEREAS, the Planning Corr�rdssion of the City of Arroyo Grande, California, has held a publie hearing on the application of Cha�lcr�ell, White and Askeland to amenci the P��unicipal Code of the City of Arroyo Grande as pr•ovided by Chapter 4, Article 32 of said Code to rezone property on Ridveview �Vay to F.A-.P.2 ResiCential Agriculture (20,000 squat�e ft. minin��wn lot size); pC•operty more specifically clescribed as follows: In the City of Arroyo Crande, County of San Luis Obispo, State of Californis, County Assessor's Parcel No. 07-241-05, 10 And 11; and WHEREAS, the Planning C,orrYnission feels that the public interest and general welfare dces rec�uire such an amendm�ent; and i�HEREAS, a tlegative Declar�►tion has been preE,ared on the project and was revicwed by the Planning Comnission At a public henring; and WHEREAS, the Negative �eclaration Yias found that no significant FotentiAl impacts of the proposed zone change are anticipated; and WHLER-EAS, the P1FZnning Comrnission hr�s deternuned that the proposed zone clk:inge is an appropriate use of the subject property and is desireable for the orderly development of the comrnu�ity; and WHEREAS, the Planning Corrmission has deterrruned that the pro�osed zane cr�nnge is in conformance with the City's General F'lt�n. NO�'V, THER.EFORE, be it resolveci that the Plnnnin� Con�n of the C7ty of Arroyo Grnnde does hereby recorrKnend to the c;ty cow,�� approval of Zone Change No. 88-2Q4, as applied for, with the follov�ing findings: 1. 2. The proposed zone chan�e is clearly consistent v��ith the ealsti►i� Gener•al Plan designation. The subject site is adequAte in size and shape by itself to accon�r,ociAte the reasonable requir•ements of residential developn�ent. 3. The proposed zone change is re�sonable or beneficial at this tirr�e because �dequate services are available and density is consistent with surrounding properties in the City. 4. The proposed zone char�e vaould not adversely affect the surtbundin� pruperty because it is consistent with the adjacent uses and density.
