PC R 88-1183` 345 RFSOLUTION NO. 88 A R.ESOLUTION OF THE Pi.ANNINQ dOMMISSION OF THE CITY OP ARROYO GRANDE RBCJOMMENDING TO THE CI1'Y C�OUNCII. ADOPTION OF ZONE CHANGE NO. 88-205, MID-C�OAS'T I.AND OONIPAPiY WHERF.AS,, the Planning C.armission of the C�ty of Arroyo Grande, California, has held a public hearing on the epplication of Mid-coast Land Canpsny to amend the Mw�icipal Code of the C�ty of Arroyo Grande as provided by Chapter 4, Article 32 of said Ca9e to rezone all that property generally described as 100 'Iraf$c Way, and more specitcally described as follaws to G2 General Corm�ercial: In the G�ty of Arroyo Grande, County of San Luis Obispo, State of Californie, County As.�ssor's Parcel No. 07-482-02, 03 and il, or Lots 9 and 10 and portions of Lots 6, 7, 8, 15 and 16 �nd G�pr�ss S� (abandoned) of Lowes Addition; and WHER�'.AS, the F'lanning Carmission feels that the public interest and general w�elfare does require such an amenclnent; and WHERF.AS, a Negative Declaration has been pcepared on the project and was reviewed by the Planning Carmission at a public hearing; and WHERF.AS the Negative Declaration has fotmd that no significant potential impacts of the proposed zone change are anticipated; and WHERF,AS, the Planning Carmission has deteimined that the pro�OSed zone change �S an approprlate t�se of the subject ptbperty and is d�slreable for the orderly development of the carmtmity; and WHERI:AS, the Plgnning Cannission has detetmined that the proposec] zone change is in confom�ance with the C�ty's General Plan. . WH�tEAS, the Pl,anning Carmission minutes, including a list of persons who testified at the public hearing, surrnary of fact and findings, and copies of any maps pertinent to the proposal, are on file and hereby declared to be part of said Resolution. NOW, THEItEFORE, be it resolved that the P9anning Carrrri.ssion of the C�ty of Arroyo Grande does hereby recomnend to the G'�ty Council approval of Zone Change No. 88-205, as applied for, with the following f`indings: 1. 2. The proposed zone change is clearly consistent with the existing General Plan designation. ' The subject site is adequate in size and shape by itself to accomnodate the reasonable requirements of crnmerciel develoQment. 3. The proposed zone change is reasonable or bene�cial et this tane to serve ttiis neighborhood because the present zoning could allaw undesirable development of the site. 4. The propased zone change would not adversely affect the surrounding property because it is consistent with the adjacent cam�erciel us�s and provides a good buffer between uses. On motion by Carmissioner Gerrish the following roll call vote, to wit: AyFS; Oonunissioners Olsen, NOFS: C7�ainnan Soto ABSENT: None , seconded by Currni�ioner �Jgess , and -by__the Flores, Boggess, Moore, Scott and Gerrish the foregoing Resolution was adopted this 17th day of May, 1988.
