CtTY OF ARROYO GRANDE GR.ANTING A VARIANC�, CASE
NO. 88-116, APPLIID FOR BY MARY LIMA AT 681

WHERF.�1S, the P�xnning Ca�mission of the GSty of Arroyo Gt�nde has considered a
Variance application No. 88-11G, filed by Mary Lima, for a Variance fran the maximtan bu��ling
height of 15 feet at 681 LancASter Drive in the "R-1" Single Family Residenti�all District; and
WHEftEAS, the Cv�m�ission has held a public hearing on this application in accordance
with the GYty Cale; and
WHE1�S, the C",armission finds that the following circ�cnstances exist:
1. That the adjustment authorized shall not constitute a grnnt of special privilege
inconsistent with the limitations upon other properties in the vicinity and district
in which the subject property is situated.
Z. That because of special circunstances applicable to the subject property, including
size, shape, topography, location, or surrounchngs, the strict application of the
provisions of this chapter is found to deprive the subject property of privileges
enjoyed by other properties in the vicinity and under identical zone classifications.
3. That the granting of the Variance will not be contrary to the intent of this
chapter or to the public safety, health and welfare.
4. That due to special conditions or exceptional characteristics of the property or its
location, the strict �►pplication of the provisions of this chapter would result in
difficulties and t.mnecessary hArdship.
5. The granting of the Variance will not be materially detrimental to other propecties
or ltind uses in the area l�ecause the views currently enjoyed by the si.�rounc�ng
properti�s will not be significantly impacte� by the proposed development.
6. There are exceptional or extraordinary circier�stanc� applicable to the intended
use that do not apply to other properties in the same zone. The property has no
apparent or si�mi�cant viewsheds, nor does it appear to uffect surrounding
viewsheds.
?. 1fie strict application of the ordinance deprives such property of privileges
enjoyed by other properties in the vicinity or in the same zone because the 15-
foot restriction would limit the buildable potentiul of the lot.
8. The grfinting, of the variance is canpatible with the objectives, policies, and
general ]and uses specified in the General P1an because the intent of the urgency
orclinance is being met, as there is substantiul protection of the vie�vsheds on
adj�cent property, and the ptbposed development is in confo�nance with the goals,
policies and objectives of the General Plan.
NOY,1, THEREFORT, BE IT RFSOLVID that the P�nning Ca�mussion of the GSty of
Arroyo Grande hereby approves said Variance subject to the standard conditions of tl�e G7ty
and those listed below:
1. The developm2nt of the addition shall occur in substantial confotmance with tl�e
plans approved by the Planning C.amrission on March 15, 198R.

follow�ng roll cr�ll vote, to wit:
