A I�ESOLUTION OF THE PLANNING ppMMIS.'SION OF 'I�IE CITY
OF ARROYO GR.ANDE APPROVING LOT SpLIT CA.SL NO. 88-455
(REVERSION TO ACREAGE), 559 CROWN HILL (TONY JANpWICl)
WHEREAS, the Plannirg Commission of the (�ty of Arroyo Grande has considered Lot Split 88-
455 (Reversion to Acreage) in accordence with C7�apter 3 of the Subdivision Ordinance of the GSty of
Arroyo Gcande; and
WHERLAS, ihe Plannirg Commission has found that this project is consistent with the General
Plan and the Environmental Documents associated therewith, and a Categorical Exemption has been
declared under the provisions of the California Environmental Quality Act (CEQA); and
WHERF.AS, the Plennirg Commission hes further found that this project is consistent with the
Zonirg Ordinance of the GYty of Arroyo Grande; and
WHERL'AS,. this site is physically suitable for the proposed type and density of development
because all yarcl�, open s�aces, setbacks, fences and walls, parkirg areas and other features can be
accommodated; and
W�IERL'AS, the propased subdivision design is not likely to cause substFar►tial and considerable
damege to the natural envirorunent, includirg fish, wildlife or their hebitat; and
WHERI'.AS, said Lot Split was referred to various Gyty Departments �nd the Staff Advisory
Committee for recommendation.
NOW, 1g�EREFORE, BE I1' RESOLVED that the Planning Commission of the Gyty of Arroyo
Grande hereby approves said Lot Split No. 88-455 (Reversion to Acre�e) subject to the followirg
conditions:
Plamirgs
1. The epplicant shall change the title of this application toParcel Map (whatever # is essigned), a
request to merge seven (7) lots into two (2) parcels, prior to recordation of the fin�l map.
P�lic Warks:
1. `Ilie applicant shall extend the existing eight-inch ( 8") water line from 551 q�own Hill to the east
end of the project to obtain City fire flow And pressure requirements.
2. Gradirg and drainage plan shall be required on Parcel 1 prior to buildirg permit issuance.
3. 'I1�e applicant shall provide utility and access eesements for Percel 2. Water meters shall be
located on C�own Hill, and sewer lateral relocation may be required forParcel2. All electrical
services shall be underground.
4. '11�e applicant shall be relieved of constructirg sidewalks per previous City Cauncil action on
October 14, 1975, eliminating parking lane and sidewallc requirements in the Q•own Hill area.
Construction of eurb, gutter and drive apron shall be conditions to tl�e epproval of the final map.

Perk ar�d Ttecceation:
1. 'll�e epplicants shall preserve existing oak trees on the property with a ttw�k diameter of four
inches (4") or greater.
