PC R 88-11453�0 RF50LIITION NO. 88-1145 A RESOLDTION OF THE PLANNING OOMMLS`SION OF THE CITY OF ARftOYO GRAI�TDE APPROVING LOT SPLIT NO. 87-449 WHERF.AS, the Planning CorrYnission of the Gl'ty of Arroyo Grande has considered Lot Split 87- 449 in accordance with Chapter 3 of the Subdivision Ordinance of the GYty of l-Lc�royo Grande; and WHERF.AS, the Plenriing Cam�ission has found tr�t this project is consistent with the General Plan and the Environmental Docunents associated therewith, and a Categorical Exgnption has been declared under the provisions of the California ]:nvironmental Qua]ity Act (CEQA); and WHEREAS, the Planning Carrmission has fimther found that. this project is consistent with the Zoning Ordinance of the CSty of Arroyo Grande; and WHEREAS, this site is physically suitable for the proposed type and density of development because all yards, open spaces, setbacks, fences and walls, parking areas and other features can be accorrrnodated; and WHEREAS, the pt�oposed subdivision design is not likely to cause substantial and considerable damage to the natural environment, including fish, wildlife or their habitat; and WHEREAS, said Lot Split was referred to various Gyty DepAr�nents and the Staff Advisory Carmittee for recarmendation. NOW, THEREFORE, BE IT RPSOLVED that the Planning Carmission of the GYty of Arroyo Grar,de hereby approves said Lot Split No. 87-449 subject to the following conclitions: Pt�lic Works: 1. Applicants may be required to compl�te proposed abandonment of Pine Street prior to recordation of final map as rem.�ired by the Director of Public Vlorks. 2. The parcel map shall show cross easements ov�r the flag for canmon use by parcels 2 and 3 with a reciprocal mainter�r�r►ce egreanent per C�ty Attorney requirernents prior to recordation of final map. 3. The driveway to the �ack parcels shall be twenty feet (24') wide for sha�ed use. 4. The applicants shall. Remove the thirty inch (30") Qine tree, the shrubs nnd shed prior *o recorc�tion of final map. 5. Public improvernents sr�all be canpleted or a subdivision agreement entered into between the developer and the C�ty which bonds for public improvemerits prior to recordation of final map per A�ap Act requirements. A. Rc��ove and replace conflicting curb, gutter and sidewallc, and complete the partifil cul-de- sac to the limits detetmined �ppropriate on plans s��bmitted to the Public Works Deparhnent for review and approval. B. Provide for separate water and sewer services to each parcel. G Install fire hydrant in front of Parcel 4. D. Provide street lights according to PG &� standards. E. Serve new parcels with underground utilities. 6. Prepare a grading und drainage plan for Public Worl:s review and approval. Fire Departrr�t: 7. Street to be constructed as private street, with "No Parking - Fire L�ne" signs posted at entrance and each fifty feet (50') thereafter. 8. Install fire hydrant as specified by Fire De�ar�nent H�hich pravides 750 GPM with 20 psi residual as specified by the Fire Departn;cnt. 9. All structures to be addressed with Additional addressing on Pine Street at private street entrrince, with minim�n three inch (3') nunbers. Park and Rec�tior�: 10.
