W�IERP.AS,. the Planning Cam�ission of the C�ty of Arroyo Grande has considered an application for construction of a church steeple in excess of 30 feet at 497 Fair Oaks Avenue in the "A" Agricultural Distriet; and WHEREAS, the Planning Con�irnission has fou�d that this project is oonsistent with the General Plan and the Environmental Docunents associated therewith, and a categoricial exe�nption has been declared �der the provisions of the California Environmental Quality Act (C.E.Q.A.); and WHERF.AS, the Planning C',arrrussion finds after due stuciy, deliberation and public hearing, the following circurrntances exist: 1. The proposed use is consistent with the General Plan .and Zoning � Ordinrjnce. Z. The proposed use will not have an adverse effect on surrounding properties. IdpW, 7'fiER,EFORE, BE IT RLSOLVID, that the Planning Ca�mission of the City of Arroyo Grande hereby approves said use permit subject to the following conditions: 1. That the agreernent with the adjoining property owner assuring 16'6" � drive aceess be submitted to the Gfty Attorney, Planning Director and the Fire Chief for their review and. approvsl. 2. �lfiat both water and sewer services shall be supplied sepurately to each building from the front of the property in accorcl�nce with a plan sut�nitted to tind approved by the Director of Public Worl:s. 3. That the applicants submit to the Plarining Director and G�ty Attorney a copy of a proposed agreement or C.G & IZ.'s establishing an entity which has as its purpose the maintenance, upkeep and fidur�e improvement of all spaces in comnon to the lots in the subdivision. Said agreement shall include requirements for equitable payment of charges that are imposed u�n the cannon area.
