W�EA� said tentative map �vas referred to various public utility cempanies, GYty
departments, and the Staff Advisory Corm�ittee for recbrr�nen�ations.

Arroyo Grande that the follotiring findings rrrere m.�de:
1. The project is consistent with the General Plan.
2. That a negative declaration of en�rironc�ntal impact can be adopted under the
provisions of i�he California Environmental Quality Act (C.E.O.A.).
3. That tt� project is consistent �vith the general provisions of the Zoning Ordinance.
4. That tt:e housing type, lot size and the general nature of the proQosed developrr:ent
is cor�sistent with the Goals and Objectives of the �iousing IIement of the General
Plan, ss adopted in 1985. ,
BE PT FU�i.TH�t �SOLV� that the Planning Con�nission of the City of Arroyo
Grande hernby recorrmen�s a�proval of said Tentative Pr1ap tmder Optional Lesign Standares,
subject to the following conditions:

1. A geolcgical study shall be prepareu showing the conditions surrotu�ding the
retention basin and suitability for ponding. T7:e drr�inage basin located on Lot 11
s�.�all be maintaired by the owner of Lot 1. A11 improver,.ent water shall be
retained on site.
2. The applicant shall prepare a drainage s�ltation plari for the property and submit it
-- - to tr,e Dire�fior� of Public Works for approval.
3. The applicant's engineer shall show how the drainage is acting upon the flaw of
water along 'I�affic Y�ay in the areas flooding in tl:e vicinity of South �affic
Wlay. He shall prepare an analysis indicating whether waters emanating from the
subdivision property will increase or not affect the floodir�g areas on Traffic Way.
4. The typical 52 ft. local sheet section on the tentative map will be construeted
inciu� the s�uth sicie curb and gutter irnprovements. Altho�h tY;e street right
of way ahuts tt� adjoining property, there is a ten foot easem�ent notr.�ally
reserved for utilities and street trees that w�ould be dedicated from the adjoirung
pz�operty when it develops. T� applicant will inskall curb and gutte� on the narth
side of the street and constrvet the following street section: 10 ft. utility area,
curb, gutter and sidewallc, 8 ft. par�dng lane, two 12 f� travel lanes, and ari
esphalt l�rr� on the south side edge of the improve�r�ent, malang a total improved
width of 32 ft.

1. All stxeet �ades shall be sh�wn in accordance with City �tandards. I�To alcpes or
tangents �et��eerz vertical curves shall exceed 15� in grades. The main access
road shall haye a right of way contigvous with the southerly property line (no
horizontal curves as shown in the proposed tentative map). Vertical curves shall
be designed to provi�e a safe stoppir.g sight distar,ce for sFee�s of 30 MPH.
2. 1't:e propc�sed driveway on the church property shall t� constructec to 24 ft. to tt:e
parlcing iot, anc� tt:e aligrur�nt of the c?rivew�ay shall match #'utur� street proriles. -.
3. All p»blic utilitzes shall be under pavem�ent. There shall be no private utilities,
ott�r than I,aterals, outside of tl�e right of way. ' �
