T4iat the project is cor�sistent v�ith the Gener�l Plan. 2. Th,at a negative declaration of environn�ental impact can be adopted under the provisions of the California Environmental Quality Act (C.E.Q.A_.). 3. That the pro;ect is consistent with the general provisions of the Zonir.g Ordinance. 4. That the housing type, lot size and the general nature of the proposed development is consistent with the G-oals and Objectives of '�i.he Housing Elerr�nt of the General Plan, as adopted in 1985. The aQplicant show water service to tt:e property and on the property, wnich service has adequate fire flow sufficient to r�et the standards of the city. 2. Applicant shall design a complet� ti��ater system to serve iire and domestic dem.and for the subdivision subject to fhe approval of the Director of Public Works. That system may include loop or an alternative arranper.ient of service connecf.ions for the water system for the lots created by the tract. 3. Parcel 5 shall contain Paulding History House, paridng lot and tt.e access easerr:ent to the other 4 parcels. An agreerrent snall be s�ixnitted to the Directar of Public __ Wor� assigning maintenance and upkeep respcnsibili�y to all 5 parcels equally. The apglicant provide the Director of Parks and Recreation a tree removal plan showing which trees are to be rem�oved. The staff recorr��nds that the applicant preserve the live oaks e?�s�ing on tt:e property. 6. The applicant provide an inc�ication on the plan about the intended use of the parldng area and a plan showing pedestrian access on t�e westerly side of the prnperty, to be approved by the Planning Director. 7. The applicant shall state the intended stat� of the garage located on the property. 8. The applicant shall provide the Director of Public Works �vith the intended program and incom�e sources for the maintenance of all roads and improverr�ents in c�ommon on ti�e property. 9. Any applicant for a building permst proposed to be constructed on any of these proFerties shall be required to apply for architectural review.
