WHEREAS, the P9anning Comrri,s.sion , of the G�ty of Arrnyo Graiide has considered
Tentative Tract Map No. 1401, filed by J. 'E. and S. H.�Jorgensen in accordance with the Cfty
Cbde; .and � . � .
WHEREAS, said tentative map was referred to various public utility comp�nies, C'ity
departments, and the Staff Advisory Cbm�rnttee for recortrr�endations; and •
WHEREAS, the Cbnmro.ssion finds, after due study, deliberation and public hearing, the
following circimistances e�ast: .. ..
L Zhe propassed tentative map is cor�sistent with the 7 msndatory elements of the
General Plan. .
2. 'Ille proposed tentative map is cor�sistent with the Zoning Ordinance.
3. The proposed tentative map is consistent with the mitigated negative declaration. �
4, 'IYie housing type, lot size and the general nattme of the p�oposed development is
consistent with the Goals and Objectives of the Ho�ing Element of the General
Plan, as adopted in 1985. ` � .' ,
NOW, THEREFORE, BE IT RFSOLVED that the -Planning Cbrrarrission of the Cfty of
Arroyo Grande hereby approves said tentative map, subject to final approval of the requested
General Plan Amendment and Zone C�ange, and the following conditior�s: ,
1. 'Ihe subdivider shall provide a sewer plan prepared by a registered civil engineer,
which has individual sewer lateraLs to each lot, prior to recordation of final map.
2. 7he subdivider shall prepare a water plan with easements 15 ft. mirii�rnun width,
with main lines reinforced to Public Works and Fire Department standards prior to
recordation of final map.
3. 'IYie subdivider shall provide an Offer to Dedicate on Alpine Street for street

4. Zhe subdivider shall have prepared by a Registered G�vil Engineer a street
improvement plan inclucfing, but not lirrnted to:
1). Street improvements and widening.
2). (�rb, gutter and sidewalls.
3). Street lights and underground utilities.
5. 'IYie subdivider shall provide a grading and drainage plan showing easements and
appropriately sized drainage structure, prior to recordation of final map.
6. All environmental findings concerning the possible archaeological site shall be
nntigated prior to issuance of grading pern�nt or recordation of final map, whichever
canes first.
7. Lots 4 and 5 shall have standard frontages.
8. Prior to recordation of the final map, the septic tanks and water wells shall be
abandoned per Coimty Standards; al.so, all e�asting sheds and barr� shall be
removed.
9. An easement to prnvide access to a potentially ],andlocked parcel may be required.
(A reservation may suffice).
10. Reversion to Acreage required on the commercial portion of the property.
