WHEREAS, the Arroyo Grande Pl,anning Conmri.ssion has held the reguired public
hearing at their regular meeting of May 6, 1986 to cor�sider an amen�hnent to the CYty's
Subdivision Ordinance, by adding Section 9-4.209 (a) and (b), requiring lot combinatior�s or
reversion to acreage when struct�ses are erected across � parcel lines; and
�NAEREAS, the Planning Cbmrr�assion feels that the public interest and general w�elfare
does require such an amenc�r�ent. � �
NOW, 7.HEREFORE, BE IT RE90LY� that said .-Planning �ssion hereby
recorrrr�ends amending the Subdivision Ordinance by adding a new sub-section as follows:
9-4.209 BUILDING SIZE; LOT CJOMBINATION REQDIRED.
(a) -"Builcfing site" shall mean a lot or parcel of land, in single or joint ownership,
and occupied, or to be occupied, by a main buil.ding and accessory buildings, or
by a dwelling group and its accessory buildings, together with such open spaces
as are required by the provisions of this chapter, and having its principal
frontage on a street, road, highway, or waterway or open area if developed
pi.nsuant to the Optional Design and Improvement Standards.
(b) Whenever a permanent structi,u�e is cor�structed across the property lines dividing
two or more parcels, all lots or parcels upon which the struct�se is erected shall
be combined into one parcel through appropriate subdivision or parcel map
proced�es. 'IYiis requirement shall not apply whenever the struct�e is divided
or separated along the parcel line with zero setback co�rHr�on or party walls
which have no openings, and which provide fire, sound and struct�al separation
satisfying all Cfty Code reqi.drements for separate structures. • -�
