��EREAS, the Planning Co�rnnission of tt:e C��r of Arroyo Grande has held the

to tr� cityts S�bdivision Ordinance est�blishing regulations ior Vesting �ntative 1�Zaps far
r�idential subdivisioris; and
WHEREA� the Planning Con�ion feels that the public interest and general vuelfare
does require sc�ch an amenchr�ent.
IdO�i1, T�F1 BE IT RESOLVED that said F7Qnr,ing Corrprriss hereby
reco�r�r�ends the follow�ng amendme�nts to Sec. 9-3.604; 9-3.605 and 9-3.506, and the addition of
Sec. 9-3.609.1 and Sec. 9-3.229:
Sec. 9-3.604. Tent�tiv� ms�s: Data arzd d�igno
�n action in caa�tion with the mal�� of a subda�r,sio� shall comgly with the provisior�
of the Subdivision M� Act of the State and, additionally, with the followir2g pro�isions of this
sec�ion.
A tentative map shall be drawn legibly by e regi.stered. prafessior�al civii e�nee� o�
lic�nsed Iand su.�treyor to scale, and on papec eighteen (18'�) in�hes by tw�erety�six (26'�) inches.
Tne following data sha]1 be included or� the tentative map.
(a) 'IY:e narr�p address, registxation or license number and signatcu�e �f the �rson �r
entity which prepared the map;
(b) Zhe name(s) and address(es) of the subdivider and ell parties having
a record title interest in the property being subdivided;
(c) 'Ibe name of the proposed subdivision, the tract or parcel ma.p rn.urt�r
of the proposed subdivision and of all adjacent subdivisior�s;
(d) 'Ihe date, north point (generally up on the rr�p), and scale. 1�:e
minim�un scale shall be one� inch equals 100 feet;
(e) 7he cont4� of the land at intervals of not more than one foot of
el�vation up to seven (796) percent cross slope, tw`o (2T) foot intervals up to twelve
{12�) percent cress slope, and five (5 faot intervals over twel��e (12�) percent
�ress slope. Reference shall be made to the source of the to�aohic inforrnation•,
(f) A sketch at a�rrinirrnm� scale of one inch equals 1,000 feet indicating
thz location of the proposed subdivision in relation to the surrounding area or region
ar►d showing the land use in the surrowidirtg �rea;
(g) Sufficient data to define the boundaries of the tract, or legal d�cription of the
tract �nd blue torder on the reverse side of the rr�zp to indicate tract boundaries,
and the prabable units of the final map;

(h) All lots, numbered consecutively throughout the entire development,
ard the apgro�te dimensions of all lots.. All lot �reas shall be sho�rvn in square
feet; -
(i) The location, widtY•,, and pt:rpcse of all e�s�ing and propc�sed �aserr:�nts, sho�m by
d�shed lines, within �nd directly adjacent to the subtlivision. ,
(j} Zhe lccation, n�„ie �r d�.signation, and ti�idth of adj�cent public and
private streets, hi�hw�ay�, alleys, paths, tiva.ys and other rights-of-way. Private
streets shall be cl�arly indicated;
(k) �e approxi�rate radii of all curves;

su.bdivision, or outside the subdivision and within ten (10�) feet of the bo�dary lines,

(o) The location and general description of all trees over three (3T') inches in diameter

parties having a record title interest in the property to be subdivided,• and
(g) 'Ihe following may be required by the Pianning Director or the Direetor of Publi�

Sec. 9-3.606. Tentative Maps. Completene�s: Filing�
(a) Uair�ete�ess. A tentative maF shall be considered camplete for the
consideration of the Subdivision Review Board and the C,arnussion wi�en the map
complies with the provisiorffi of the Subdivision Map Act of the State and this
chapte� and when maps and sket�hes, together with ell the supplerr�nt�y data, have
been subrrntted.
(b) F�'�rg. 'I�enty-five (25) copies of the tentative map shall be filed,
and folded to fit an 11" x 15" envelape. A fee in the amount of one hundred
seventy-five ($175.00) dollars and five ($5.00} da� per lot is required to cover
the ecsts of chectdng.
Sec. 9-3.609.1. Vestirtg Tentative Mapso
4Yhenever a provision of the Subdivision Map Act, as implemented nr:d supplemented
i�y the C�ty Subdivision Ordinance, requires the filzng of a tentative map or tentative
parcel map for a residential develoFxnent, a vesting tentative map may instead be
filed. A vesting tentative map shall be filed in the sarrie form and have the same
contents, accompanyir.g data and reperts and shall be orocessed in the same manner
r�.� set forth in the Cty Subdivision Ordinance for a tentative map, except that at
the time a vesting tentative map is �led it shall have printed con5picuously on its
face the words "Vesting Tentative MaQ.►'
��e approvsl or conditional appraval of a vesting tentative map shall confer a vested
right to proceed with developrnent in substantial canpliance with the ordinances,
policies� and standards in effect at the date the C�ty detemdnes the �pglication to
be complete.
