A RESOLUTION OF THE PLANNING .COMMISSION OF
THE CI7'Y OF ARROYO GRANDE APPROVING A USE
PERiVIIT, CASE NO. 85-396, APPLIED FOR BY
CR,OCKER'S LOCKERS, FOR A NIINI STORAGE FACILITY
AT 501 GRAND AVENUE IN 'T�IE "H�" HIGH�9AY SERVTCE
DISTRICT, SUBJECI' TO CERTAIN CONDITIONS.
6'�HEREAS, the Plannina Corrarussion of the Cfty of Arroyo Grande has considered an
applicAtion for a 14lini StorQge Facility and Manager's Of�ce/Apartment at 501 Grnnd Avenue in
accordance with the (�ty Cale; and
6��IE�.EAS, the C'.o��sion finds that, after due study, deliberation and public hearing,
the following circumstances exist:
1. Cons�stent with the General Plan and Zoning Ordinance.
2. Perrmtted use within the District subject to Use Pe�rttt procedLU�e.
3. Would not adversely affect abutting properties.

Arroyo Grande hereby approves said Use Permit subject to the Standard Conditior�s and the

2. A��dscaping plan, including a specific program for vegetation

3. An �nergency access procedure shall be prepPSed subject to the
final appsoval of the Fire Chief and Police Chiefo Any nec�ssaty equiFir�nt
reqvired for emergency access shall be provided by the developer to the
__ - speci�cations of the Police Chief and Fire Chief.
4. Water and sewer pla� shall b� subrrntted for the approval of the
Public Works Director prior to issuance of a building perrrut.

5. A grading and drainage plan shall be submitted for the approval of
the Public 4Vorks Director prior to issuance of a building �ermit.
6. It shall be the responSibility of the owner to prohibit the storage
of flamr,ables, toxics oi^ ca�tics without the prior approval of the Fire C�ief.
7. No cam�ercial activity of any Idnd shall be permitteci in the lockers. It is the
intent of the Plannirg Cvrrrrn.ssion that this
facility be used for storage only.
8. C�rb, gutter and sidewa]lcs if reqtdred for replacement, shall
be the responsibility of th� aFplicant. A survey shall he conducted by the Public
Works Department prior to issuance of a buil�ing perrat.
9. Off-site improverr�nts rea,uired shall be ccmpleted prior to the
issuance of a Certificate of Occupancy.
10. All driveweys r�nd internal accessT�+rays shall. be 28 ft. in cvidth.
11. Install new fire hydrant on Grand Avenue as shown on the map.
Install on-site fire hydrants as shown on rr�ap.
12. Define turning radius at corners.
13. Irzstall aute�natic fire sprinkler system throughout.
14. Zero lot line tzbutting the corrrr�ercial property.
15. Wooden ferx�e to be retained.
