TNHER.EAS, the Corr�russion finds that, after due study, deliberation and public hearing, the following circurr�stances exist: 1. Permitted use within the District subject to Use Permit procedure. 2. Would not adversely affect abutting properties. NO�, TFIEREFOI;E, B�E IT RFSpLyED that the Planning Conrrrission of the C�ty of Arroyo Grande hereby approves said Use Permit subject to Standard Conditions, and the followi.ng special conditions. l.. Pro�ride 3� f� radius tiu�n-around. 2. Install on-site fire hydrant capable of flowing 1750 galloizs per rrnnut�. . 3. Increase width of the access wa.y from 24 ft. to 28 ft. 4. All necessary curb, gutter and sidewalk repla.cement as deeme� nece.ssary by the Public Works Director. All required street work �hall be cotnpleted prior to recordation of the final map. 5. A final grading plan subject to the approval of the Public Works Director. Approval shall be obtairied prior to issuance of a building perrmt. -- 6. A drainage plan subject to the approval of the Public Works Director. Approval shall be obtained prior to issuance of a building perirat. 7. Any grading falling within the scope of the Grading Ordinance of the Gfty of Arroyo Grande shall be subject to a separate pernut. No dirt shall be moved prior to the issuance of said perrrrit. 8. Zhere shall be n paridng lot lighting plan subrrntted prior to the issuance of a building perrrrit and subject to the final approval of the Police C�ief. 9. No occupancy shall be permitted until all conditions are met and the final tract map is recorded. 10. Sewer and Water plan shall be provided for both domestic and fire rec�irerr�ents. Zhese plans shall k;e subject to the approval of the �-liblic `Vork� Director, and approval shall be required prior to issuance of any �uilding pern�rit. 11. If necessary, as determinec] by the Public Works Department, off- site sewer and water mains may require reinforcement to carry additional volume and pressure, to be paid for by developer. 12. At least 4096 of the total site shsll be land,scaped. .
