applicAtion for tzn 8 lot of�ce condomini�un project, filed by Halcyon Oaks Medical Center/�ir.
Robert Manning, in accordance with Sec. 9-4.3102 of the Municipal Code.
W�IIEREAS, the Corrmission finds that, after due study, deliberation and public
h�aring, the following cireturstances exist:
1. Permitted t�e within the District subject to Use Permit
procedtu�e.
2. Would nat adversely affect abutting properties.
NOW, 1HFREFOR,E, BB IT RF50LVED that the Planning Comrnssion of the CSty of
Arroyo Grande hereby approves said Use Permat subject to the following special cortditior�:
1. Install tw�o (2) new fire hydrants as illustrated on the formal
exhibit, and subject to the final approval of the Fire Chief.
Both hydrants shall be capable of deliveririg 1250 gallor�s per minute.

- 3. All necessary curb, gutter and sidewalk replacement as deemc-�ci necessary by the
Pubs� Works Director. All required street t�rk shall be completed prior to
recordation of the final map.
4. A final grading. plan subject to the approval of the Publie Works
Director. Approval shall be obtained prior to issuance of building pernrit.
5. A Pinal drainage plan subject to the ap�oval. of the Public Vtiorks
• Director. Approval shall be obtained prior to issuance of building g�.rmat.
6. Any grading falling within the scope of the Grading Ordinance of
the C1ty of Arroyo Grande shall be subject to a separate pern�nt. No dirt shall
be moved prior to the issuance of sa.id pet�nit..
7. �ere shall be a parldng lot lighting plan subrmtted prior to the issuance of a
building pernnt, and subject to the final approval of the Police Chief.
8. No occupancy sh�ll be perrrntted until all conditions are met and
the final tract map is recorded.
9. Sewer and water plan shall be provided for both domestic and fire
requirements. Zhese plar� shall be subject to the approval of the Public j'Vorks
Director, and approv�l. shall be required prior to issuance of any buildir:g perrrat.
10. If necessary, as detemaned by the Public Works Departrnent, off-site sew�r and
water mains may require reinforcement to carry additional volurr� and pressure, to
be paid for by the applicant�
� 11. Zhere shall be a 6 ft. wall cor�tructed on the southerly and
_ westerly perimeters of the property to meet the requirements of the (�ty of
Elrroyo Grande.
