Wical, in accordr�ce with Chapter 3 of the Subdivision Ordinance of the C�ty of Arroyo Gr�r�de; and 6Y1�IE8EA� said tentative ma� was referred to varioiis public utility companies, C�ty departments and th� Staff Advisory Corrmittee for recomr�ndationo „._ NOLV, TH�REPOR,E, B7B IT R,E�OLV�D that the Planning Comra.�ion of the' Cfty of Arroyo Grande hereby recorrmends approval of said Tentative Map of 'Iract No. 1325, subject to � Standard Cbnditions of the C�ty and Lhe following special conditions: 1. A grading and drainage plan shall be subrrtiitted subject to the fin�l approval of the Public Works Director. No grading, filling or excavating shall be done prior to the issuance of a permit. 2. F�rosion conlrol plan shsll be subrrntted subject to the agproval of th� Public Works Director, and shall incl�.rle an interim erosion strategy to b� in effect d�ir�g the period of cor�struction. � . . � 3. The t�act map acceptance shall be contingent upon the acceptance of desigriated open sga.ce in perpetuity. That offer shall be _recorded prior to recordation of the final tract map. All m,aintenanee and any questions of personal or property liability, and all t��s and assessrnen�s shall remairi the r�sponsibility of the Horr�eowners' Association and sh�ll be cavered in the C. C. & R.'s, which are subject to final approval by the Cty Attarney. 4. Water system plans shall be subrrntted to meet the requireerr�ents � of fire flow and residual pa�sure, and shall be subject to , � the approval of the �ire Chief. 7. All water lines shall he loopec] as required in G1ty Standards. 8. Th� final tract map is to be recorded prior to the issuance of building Perrrnts. 9. Responsibility for street lighting, including ut�lity gayments ^ and maintenance, shall be the responsibi]ity of the Horr�eowner's Associatione Street lights shall be installed subject to the design requirerr�nts of P. G. and E. 10. The e�sting septic tank and leach field are to be rzbandoned and all tanks removed. Backf'illing as necessary shall be subject to Glty Grading Orctinance requireir�nts. 1]..
