WHEREAS, the Planning Comrxission of the Czty of Arroyo Gzande has consideted tnz
Ter,tative t�ap of Tract 1155, filed by 2�ierilee Peck in accot�ance with Chapter 3 of the
Subd'.vision Ozclinance of the Caty of Azroyo Giande; and �'
�� said ten�ative map was referzec� to various public utility crnnpanies, City
dep �trr�ents and the Staff Advisory Corr�rrittee for iecom�cnendation; and
WI-IEREAS, aftcc lr�blic hearing and re�7ew by the Planning Com.� the £ollowing
find'u�g� aze made:
1. The lots p=oposed meet the minimum requitements of tne
General Plan anci the Zoning Ordinance.
2. The tract map cxeates no negative environmental
cit cuanstanc es.
IVOW, 'If�REFORE, BE AT RE90LVF� that the Planning Cammission of the City of
Azroyo Grande hereby appioves said Tentative hiap of Tract No. 1186 subject to Standard.
Con�itians, and the follow3n� special conditions:
1. Th�re shall be adequate fire flow and residual pressure to be
. de*_eumned by the Fire Chief prior to recordation of a final
map.
2. ZVater 'ines necessa:y to meet fire flow and residual pzessure
may re�uir� reinforcexnent to be carried out at the expense of
tiie applicant.
3. There shall be an Offer to �iedicate necessary right of way
alang Nelson Street (30 ft, minimum as illusttated on the
tentaEive t�act map); dec:ication of sewer line easement; and
the creek area ftom property line (centes line of cteek to
ten (10) feet beyond top of bank),
4. The creek shall be cleaned of all debris and snags.
5. The section of stone wall running north and south along the �
propeity :nay be removed. NOTE: The eastwest poxtion of the
stone wall shall remain, including the historical plaque
referenced in C�rmissioner Moore's letter, dated P��arch 21,

6. �treet Iights shall be installed of a type and with spacing
as appLOVed by P. G, and E., and shall be consistent with
the street light standards and f�tures used in the Village
Tie>ign oveclay zone.
7, E�cisting street fzonta;;e on Nelson Street and ti�hiteley Street
shall be . reviewed by the Public Works Director for possible
reconstruction shoutd the condition of the curb, gutter and
sidewalics be deemed as requiting such action. If sidewalk
reciuires replacement, it slzall be done an a style consistent
with that of the Village, including esposed aggregate paving

the apgra;�al of the Planrrin� Departrnent.
