W:IEREAS, the Planning Co�nission of the City of Arroyo Grande has consi�ered an application filed by C& T Welding to permit a light welding and trai.ler repair facility at 101 Traffic Way in the Highway Service District; and WHEREAS, the Conunission finds that, after due study, deliberation and public hearing, the following circ�unstances exist: 1. Consistent with the General Plan. 2. Consistent with the provisions of the Zoning Ordinance. 3. Has been reviewed by the Staff Advisory Corrnnittee. 4. Will have no adverse affect on the surrounding area. NQn1� 'i�REF�ORE, BE IT RESOLVED that the Planning Co�n.ission of the City of Arroyo Grande hEreby approves said Use Fermit subject to S Conditions, and the following special condi.tions: . � 1. Subjeet to review ancl renewal in six months. 2. That the parking lot be gavecl so that the required two �arking sgaces be identified (,l0' x 20' mi.ninium r_equirerr�ents) . � 3. �"hat a landscaping plan, including methods for �rrigation, be �rovided for the approval of the Parks Director prior to issuance of building permit. 4. Paving,�widening if appropriate, curb, gutter and sidewalk sfiall be installed at standards subject to fihe approval of the Public Works Director prior to occupancy. , 5• That all storage be within the existing building or at the rear of the property, and screened by an opaque wall from Traffic Way. 6. rdo fla�nables shall be stored on the prer�.sEs without the express approval on a case to case basis of the Fire Chief. 7. A screen wall and/or landscaping shall be provided along Traffic Way subject to the approval of the Architectural Review Committee and the Police Department. 8. Condition No. 4 above to be completed at the end of the six months period.
