A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF ARROYO GR.ANDE GRANTING A USE PEIZMIT, CASE P10.
84-372, APPLIED FOR BY ELLSWORTH/r10RS DEVELOPMENT
CO. TO PERMIT CONSTRUCTION UF A 12 UNIT OFFICE
CONDOMINIUM IN THE CENTR.AL BUSINESS DISTRICT,
SUBJECT TO CERTAIN CONDITIONS.
h�HEREAS� the Planning Commission of the City of Arroyo Grande
has considered an application of Ellsworth/Mors Development Co. to
permit construction of a 12 unit office condominium at 133 Bridge
Street in the Central Business District; and �
tiaxE�AS, the Commission finds that, after due study, deliberation.
and public hearing, the following circumstances exist:
1. Consistent with the General Plan.
2. Consistent with the provisions of the Zoning Ordinar�ce.
3. Has been reviewed by the Staff Advisory Committee.
4. Wi.l� have no adverse affect on the surrounding area.
NOTn7, THEREFORE, BE IT RESOLVED that the Planning Commission of
the City of Arroyo Grande hereby approves said Use Permit subject to
Standard Conditions, and the following special conditions:
l. Landscape plan subject to the approval of the Parks
Director.
2. A fire safety plan, including water availability an.d
fire flow, subject to the apgroval of the Fire Dept.
3. A dr�inage plan, including creek design and.protection
requ.irements, subject to the approval of the Public
Plorks Director.
4'. Pa.rking�iot shaTl be paved and striped to the standards
of t;`�e City of Arroyo Grande, and wheel stops shall be
provided for each space so as to protect adjacent
landscaping.
�. Sidewalk shall be repaired or replaced prior_ to
occu�ar�cy.
On motion by Commissioner Carr, seconded by Commissioner Benhardt,
