F7HER�AS, the Planning Commission of the City of Arroyo Grande has considered
the Tentative Map of Tract No. 1158 filed by S�zn Luis Engineering, Agents for
J. E. Foremaster, in accordance with the Arroya Grande City Code; and
WIIEF�;AS, said tentative map was referred to various public utility companies,
City departments and the Staff Advisory Committee for recommen.dation; and
6JfII;RE:AS, the .tentative map was found to be consistent with the General Plan,
City development policy, and the Goals and Objectives of the City.
N06�, THEREFORE, BE IT RESOLVED that the Planning Commission of_ the Cii=y of
Arroyo Grande recommends to the City Council approval of tentai-ive map of-
Tract 115a, subject to the Standard Conditions of the City and the following
special conditions:
PUBLIC WORKS DEPARTMENT
1. Development to conform to all requirements and conditions of Ordinance
140 C.S. and 150 C.S.
2. Street lights per P..G. & E. standards. Ornamental poles to be loca�ed
behind sidewalks.
3. Street signs and traffic regulatozy signs to City requirements�
4. Driveway slopes to conform to City standards.

Structural section of Oak Park Boulevard to be 2" A,C. over 8" A,T3�
minimum, or per R.value.
Oak Park Boulevard improvements to San Luis Obispo County and/or Cii�y
requirements at a minimum, but all improvements shall be consistent with
City planning for Oak Park Boulevard, dated 10-21-83.

- as -foll"ows: Concrete curb, gutter and 6 ft, sidewalk, subaect to
design approval of the Planning Director, 34 ft. pavement (two 12 ft,
driving lanes and one 10 ft. parking lane) adjacent to Tract, and 34
ft, paving between tract and ti9est Branch Street intersection.
Necessary right of way dedications.
9. No lot access to Oak Park Boulevard.
10. Diinor street structural sections to be 2" A.C. over 6" A.B, minimum,
or per R value.
11. Minor streets to be 52 ft. right of way - 40 ft. paving, 6 ft. ini�egral
sidewalks with concrete curb and gutter, 10 ft. street tree and Public
