A RESOLUTION OF TfIE PLANNING COMMISSION OF THE CITY OF
ARROYO GRANDE RECOMMENDING TO THE CITY COUNCIL APPROVAL
OF THE TENTATIVE SUBDIVISION MAP OF TRACT NO. 1149 FILED
BY LOS PADRES ENGINEERS, AG�NTS FOR REUBEN KVIDT, SUBJECT
TO CERTAIN CONDITIONS.
WHF.REAS, the Planning Commission of the City of Arroyo Grande has considered
the Tentative Map of Tract No. 1149, filed by Los Padres Engineers, Agents for
Reuben Kvidt, in accordance with the City Code; and
6+IHEREAS, said tentative map was referred to various public utility companies,
City departments and the Staff Advisory Committee for recommendations; and
LilHEREAS, the tentative map was found to be consistent with the General Plan,
City development policy, and the Goals and Objectives of the City.
NOW, THEREFORE,-�BE IT RESOLVED that the Planning Commission of the City of
Arroyo Grande recommends to the City Council approval of the Tentative Map of
Tract No. 1149, subject to the s�tand ard conditions; and the following special
conditions:
Streets
l. Equestrian Way shall be developed on a 52 ft. right of way between
Tracts 674 and 675. Improved width shall be 40 ft. curb to curb. Sidewalk
will be installed along the entire westerly side between Lots 35 and 70, and
on the easterly side fronting on Lots 29 through 34, On the remainder of i:he
easterly side, frontages on Lots 1 through 6, 11, 72 and 12, equestrian trails
as previously approved on Tract 674.
2. Cul-de-sacs Vista, Scenic and Oak Leaf Circle shall be 40 ft. curb to
curb paved, with c:urb, gutter aiid sidewalk on both sides. Cul-de-sacs shall
meet City standards.
3. Vista Drive shall be constructed on standard 52 ft. right of way with
curb and gutter on both sides, and sidewalk on frontages for Lots 31, 30, 19,
20 and 21.
Equestrian Trail shall be continued from Equestrian Way along frontages
of Lots 12 and 13.
4. Arabian Circle to be developed on a 52 ft. right of way, with curb and
gutter on both sides. �
Equestrian Trail on frontages to Lots 28 and 27 and then westerly along
the north lot line of Lot 27 to Open Space Lot 72.
5. Must�ing Circle will be developed on a 52 ft. right of way, with curb
and gutter on both sides. ,
6. Retaining wa11 at James Way to protect sewer.
Water
1. Fire hydrants to Fire Department requirements.
7_. Reservoir and pumping pla.nt to Public Works Department approval.
3. Loop mains where required.
4. Pressure reduction may be required.
Sewer
S. Water service to all lots.
1. Sewer all lots to Public Works Department Approval.
Planning Department
1. That approval of Tract Map 1149 shall be subject to certification of
th� "R11-B3" District with the Optional Design Standards by the Planning Commission
and City Council.
2. That the applicant shall submit a title report.
3. That the applicant shall submit a soils report.
4. That the alignment of Vista Drive shall tie with approval of same
street opening with Rancho Grande.

5. That Lots 71 and 72 shall be deeded to the Homeowners' Association
and be maintained by same.
6. That the horse trail_ systems shall be maintained by the Homeowners'
Association.
7. That final map shall show signature block for Planning Director on
tree removal.
8. That no horses shall be stabled on areas noted as having less than one
acre lots.
9. That all properties abutting open space shall be provided with a split
rail fence as previously approved for Oak Park Acres.
10. That fencing"�details for the Equestrian Way sha11 be per previous plans
approved for Oak Park Acres.
11. Street tree fees.
12. Park fees.
13. Ornamental street lights per City and P.G: & E. standards.
14o Project shall be in conformance with Ordinance Nos. 140 C.S. and
150 C.S.
15. Ruilding designs for Lots 38, 39 and 40 shall be subject to review
and approval by the Planning Commission.
16. Sewers shall be a minimum of 8".
17. An �aa_��o_^_al iire hydrant shall be provid.ed in the area of Lot 70.
18. Al1 service roads shall be paved w.ith a 4" base topped with 2" rolled
A.C., and shall be subject to the approval of the Public Works Director.
19. All structures on slopes of 10% shall have foundations engineered
pursuant to the Uniform Building Code.
On motion by Commissioner Benhardt, seconded by Commissioner Carr, and by
the followiny roll call vote, to wit:
