RESOLUTION NO. 83-945
RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
ARROYO GRANDE RECOMMENDING APPROVAL OF AN AMENDMENT
TO ORDINANCE NO. 140 C.S. ALLOWING DEVELOPMENT OF
SINGLE FAMILY DETACHED HOUSING ON LOT 7, TRACT 604,
OAK PARK ACRES.
WHEREAS, the Planning Commission of the City of Arroyo Grande, California
has held a public hearing on the application of ,7ohn E. Foremaster to amend
the Municipal Code of the City of Arroyo Grande as provided by Chapter 4, Article
32 of said Code changing the land use of Lot 7, Tract 604, within the Planned
Pevelopment on the following described property: �
In the City of Arroyo Grande, County of

Identified by County Assessor's Parcel No.
7-771-25
and that Ordinance No. 140 C.S, be amended to allow development of single
family detached housing on Lot 7 as well as cl�ster housing, townhouses,
condominiums and apartments, and
WHEREAS the Planning Commission feels that the publ.i.c interest and
general welfare does require such an amendment; and

at the publi:c hearing summary of fact and findings, and copie� of a.ny maps
pertinent to the proposal are on file and hereby declared to be part �f said
kesolution.
NOW, THEREFORE, BE IT RESOLVED that said Planning Commission hereby
recommends approval of the amendment as applied for, subjeci� to Planning
Commission changes as follows:
DEVELOPMENT PLAN, Page .7, ., Parcel #7 (18,2 Acr.es 7one "R-G" or
R-1-6,000, 7,000 sq, ft. for corner lots).
Us.es permitted shall.be either medium density housing or singl.e f_amil.y
detached housing with minimum lot sizes of not less than 6,000 sq. ft. (7,000
sq. ft. for corner lots). Medium density housing shall be either cluster
riousing, townhouses, condominiums and/or apartments. Density shall. not exceed
4.7 units per acre or a total of 85 units.
GENERAL kEMARKS, page 8, Para. 8 - Delete "#7" from first sentence of this
paragraph.
EXHIBIT "B" - Modify notation in Parcel #7 of the map to read "R-G or
R-1-6,000, 7,00.0 sq. ft. for corner lots.
EYHIBIT "C" - Under Proposed Zone for Parcel #7, add "... or Ft-1-6,000,
7,000 sq. ft_ for corner lots, single family detached housing".
Under "TOTAL PROJECTED POPULATION ESTIMATED:" - delete all reference and
calculations pertaining to Parcel #7.
Approval recommended for the following reasons:
l. The amenclirtents would be compatible to and in keeping with the
surr.ounding developments�and zoning.
2. The amendments would not affect any other parcel kithin the Oak
Park Acres, a Planned Development.
3. The proposal amends exhibits dealing with Lot 7 and not the
master zoning of the Planned Development.
On motion by Commcisioner Carr, seconded by Commissioner Benhardt, and
by the followir,g roll call vote, to wit:

Acting Chairman Moots
NOES: None
ABSENT: Chairman Gerrish and Vice Chairperson Cole
