RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
ARROYO GRANDE RECOMMENDING APPROVAL OF AN AMENDMFNT
TO ORDIN�INCE NO. 246 C.S. CHANGING.THE SPECIFIC ZONING

DESIGNATIONS WITHIN THE PLANNED DEVi'LOPMENT, AND
DESIGNAT�D USED FROM "C-N" NEIGHBORHOOD COA7MERCIAL
DISTRICT TO "H-S" HIGHWAY SERVICE DISTRICT.
L�IHEREAS,. the Planning Commission of the City of Arroyo Grande, California
has held a public hearing on the application of Rueben Kvidt to amend the
Municipal Code of the City of_ Arroyo Grande as provided by Chapter 4, Article
32 of said Code changing the specific zoning designations and designated uses
from "C-N" Neighborhood Commercial District to "H-S" Highway Service District
within the Planned Development on the following described property:
Lot 2, Tract 604, Parcel Map AG 79-840, Also known as
Parcels A, B, and C of Parcel Map AG 792-268, in the
City cf Arroyo Grande, County of San Luis Obispo, State
of California
and that City Ordinance No. 246 C.S. be amended to revise the uses previously
defined on Par_.cel_2 back to those allowed on Parcel 2 by Ordinance 140 C.S.
The specific uses.shall be lir,lited to businesses catering to highway traffic
such as.:motels, restaurants and'normal:satellite acce5sory uses and to change
the specific zeninq to "H-S" (Highway Service},
WHEREAS, the Planning Commission feels that the public interest and
general welfare:do�s reqt:ire such an amendment; and
WHEREAS, The Co.-amission minutes including a list of per_sons who
testified.at the public hearing,.summary of fact and findings, and copies
of any maps per�;re;�t to the Froposal are on file and hereby declared to
be part of sai� Resolution.

recomm�nds _appro�v a= of the aznenc�mer.t as applied for, for_ the following
reasons:
le The zone chang� wou�d ?�e compatible to and in keeping with
the surrou�.cling deve�opments and zoning.
2� The z��ri.�� change Taou?d r.vt affect any other parcel within Oak
Park P.c_res, a Planned D�velopment.
3e The zone change amends exhibits dealing with Parcel 2 within.
