PC R 82-899036 , � RESOLUTION NO. 82-899 RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ARROYO GRANDE APPROVING TENTATIVE TRACT MAP N0. 1056, AND REFERRAL TO THE CITY COUNCIL FOk INFOR.'�IATIONAL PURPOSES ONLY. WHiREAS, the Arroyo Grande Planning Commission, on.May 4, 1982, held a public hearing on the request for approval of a tentative map of Subdivision 1�.56, filed in April of 1982 by R& W Development Company for a 6 lot Planned Unit Residential Development on So. Elm Street; and WHEREAS, all governmental and utility agencies affected by the development of this land have been notified and given the opportunity to respond thereto; and WHEREAS, a negative declaration was approved for this proposed tentative map on May 4, 1982, the Planning Commission having found that no substantial adverse impacts will occur as a result of this project; and WHEREAS, this Commission has considered the effects that approval of this subdivision would have on the housing needs of San Luis Obispo County; and WHEREAS, the map has been reviewed.by the San Luis Obispo Planning Department staff and found to be in conformance with the subdivision regulations in all respects. NOW, THERr�rORE, BE IT RESOLVED that the Arroyo Grande Planning Commission certifies that the Negative Declaration has been prepared in compliance with CEQA, State and City Guidelines and that it has reviewed and considered the information contaired therein; and EiE IT FURTNER RESOLVED that the Arroyo Grande Planning Commission that none of-the conditions descril�ed:in'.Government Code,.Section 66474, Subsectioris.(a) �hrough,(g) inclusive; exists with.respect to said subdivision; and . . . BE IT FUR'T_`uER RESOLVED that the Arroyo Grande Planning Commission, after r_eviewing the proposed subdivision, together with its.design arid improvements, finds said subdivision to be consistent with applicable general and specific plans and with t;e zoning on the property; and BE IT FURTHER RESOLVED that the benefits of additional housing is greater than any neqative effect the subdivision would have on fiscal and environmental re�ources.; and • BE IT FUR'I'HER RESOLVED that the tentative map of Subdivision No. 1056 be approved subject to the below listed conditions: 1. That one fire hydrant shall be installed as required by the Fire Chi2f. 2._ That individual water and sewer services be provided for eacn unit. 3. That the site shall drain to the street_ 4_ That drainage fees shall be collected as required by the District_ S. That Parks and Rec.reation fees and street tree fees be collected as required by Ordinance. � 6. S.treet light.on ornamental pole to P. G. & E. standards if approp.riate. 7. Offer to.dedicate to Plan Line and street tree easement. E� r'� 10. Driveway apron to be 24 ft. wide with flat bottom. Perimeter fence to be installed around the project. That applicable conditions of Architectural Review and Use Permit be applied. �.1. That sti�division map be found to be consistent with Zoning and General Plan of the City. � 12.
