PC R 82-897033 RESOLUTION NO. 82-897 RESOLUTION OF THE PL�INNING COMMISSION OF THE CITY OF ARROYO GRANDE APPROVING TENTATIVE TRACT MAP NO. 1000, AND REFEP.RAL TO TFiE CITY COUNCIL FOR INFOFtMATIONAL PURPOSES ONLY. WHEREAS, the Arroyo Grande Planning Commission, on May 4, I982, held a public hearing on tlie request for approval of a tentative map of Subdivision 1000, filed in April of 1982 by Aspen Village Investors, for an 18 Unit Condominium Project located between So. Elm Street and Aspen Street, north of Ash Avenue; and WHEREAS, all governmental and utility agencies affected by the development of this land have been notified and given the opportunity to respond thereto; and WHEREAS, a negative declaration was approved for this proposed tentative map on May 4, 1982, the Planning Commission having found that no substantial adverse impacts will occur as a result of this project; arid WHEREAS, this Commission has considered the effects that approval of this subdivision would have on the housing needs of San Luis Obispo County; and WHEREAS, the map has been reviewed by the San Luis Obispo Planning Department staff and found to be in conformance with the subdivision regulations in all respects_ NOW, THEREFORE, BE IT RESOLVED that the Arroyo Grande Planning Commission certifies that the Negative Declaration has been prepared in compliance with CEQA, State and City Guidelines and that it has reviewed and considered the information contained therein; and SE IT FURTHER RESOLVED that the Planning Commission finds that none oi the conditions.described in Government Code, Section 66474, Subsections (a) through (g) inclusive, exists with respect to.said subdivision; and BE IT FURTHER r2ESOLVED that the Arroyo Grande Planning Commission, after reviewing the'proposed subdivision, together with its design and improvements, finds said subdivision to be consistent with applicable general and specific plans and with.the zoning on the property; and - BE IT FURTHER RESOLVED that the benefits of additional housing is greater than any negative effect the subdivision would have on fiscal and environment�l resources; and Bb' IT FURTHER RESOLVED that the tentative map of Subdivision No. 1Q00 be approved subject to the below listed conditions: 1. Curb, gutter, sidewalks, street lights, appropriate main extensions, and appropriate ofFers to dedicate on Aspen Street and Elm Street with reco�dation of map, or bonded for. 2. That a fire hydrant be installed by the applicant at the location indicated by the Fire Chief. 3. That the attached Conditions of Approval of Architectural Review Case No. 81-237 be applied where applicable. 4. That each unit shall have separate services for water, sewer, gas and electricity. 5. All on-site improvements shall be constructed upon issuance of first building permits. 6. Water and sewer plan required by Architectural Review to be completed prior to recordation of the map. 7. That the applicant shall pay street tree and park fees prior to recordation of final map. 8.
