RESOLUTION NO. 82-894
RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
ARROYO GRANDE APPROVING TENTATIVE TRACT MAP NO. 1039,
AND REFERRAL TO THE CITY COUNCIL FOR INFORMI�TIONAL
PURPOSES ONLY.
WHEREAS, the Arroyo Grande Planning Commission, on March 16, 1982, held a
public hearing on the request for approval of a tentative map of Subdivision No.
1039, filed in February of 1982 by Ervin Engineering, Agents for Wayne and
Nlaudine Frisby, subdividers, for a 7 lot single family residential subdivision
at 291 Canyon Way; and
WHEREAS, all governmental and utility agencies affected by the development
of t.his land have been notified and given the opportunity to respond thereto;
and
WHEREASja negative declaration was approved for this proposed tentative
map on March 16, 1982, the Planning Commission having found that no substantial
adverse impacts will occur as a result of this project; and
WHEREAS, this Corimission has considered the effects tYiat approval of this
subdivision would have ori the housing needs of San Luis Obispo County; and
WHEREAS, the map has been reviewed by the San Luis Obispo Planning
Department staff and found to be in conformance with the subdivision regulations
in all respects.
NOW, THEREFORr., BE IT RESOLVED that the Arroyo Grande Planning Commission
certifies that the Negative Declaration has been prepared in compliance with '
CEQA, State and City Guidelines and that it has reviewed and considered the
information contained therein; and
BE IT FURTHER RESOLVED that the Planning Commission finds that none of
the conditions i3escribzd in Government Code, Section 66474, Subsections (a)
through (g) inclusive, exists with respect to said subdivision; and
BE IT FUR'I"IER Rr.SOLVEB that the Arroyo Grande Planning Comrnission, after
reviewing the proposed subdivision, together with its design and improvements,
finds said subdivision to be consistent with applicable general and specific
pla:�s and with tne zoning on the property; and
3E IT FL?R'I'Hy�Z RESOL�D tha� the benefits of additional housing is greater
than any negative effect the subdivision would have on fiscal and environmental
resources; and
BE IT FIIRTHER RESOLVED that the tentative map of Subdivision No. 1039 be
approved subject to the below listed conditions:

New utili�ies must be underground.
New p�..zblic right of way for water and sewer.
Easements for drainage, access and P.U.E.
Al1 lots must have water, sewer, gas, electricity and Cable TV.
No water serv.ices to be installed above elevation 200 ft. 6"
main might be looped. If looping is not required, hydrant will be
required. __ __
Each lot may be subject to installation of drainage retarding
pond with building permit.
Private road must be 2" A.C. over 6" base; minimum of 28 ft. wide.
City Plan and Profile sheets must be prepared.
Applicant must hire Ervin Engineering to prepare assessment spread.
New driveway to existing house built or bonded prior to recordation.
Payment of Park and Street Tree fees..
Mylar copy of recorded map to be furnished to the City.
