RESOLUTION NO. 82-885
RESOLUTION OF' THE PLANNING COMMISSION OF THE CITY OF
ARROYO GRA2JDE APPROVING TENTATIVE TRACT MAP N0. 1025,
"VILLA CALLE", AND REFERRAL TO THE CtTY CUUNCIL FOR
INFORMATIONAL PURPOSES ONLY.
6aHF'REAS, the Arroyo Grande Planning Commission, on January 19, 1982, held
a public hearing on the request for approval of a tentative map of Subdivision
No. 1025, filed in December of 1981, by M. D. M. Properties, subdivider, and
Garing, Taylor & Associates, Inc., Engineers, for a 6 Unit Residential
Condcminium Planned Development at 290 Spruce Street; and
6�HEREAS, all governmental and utility agencies affected by the development
of this land have been notified and given the opportunity to respond thereto; and
WHERE;AS a negative declaration was approved for this proposed tentative map
on January 15, 1982, the Planning Commission having found that no substantial
adverse impacts will occur as a result of this project; and
WHEREAS, this Commission has considered the effects that approval of this
subdivision would have on the housing needs of San Luis Obispo County; and
WHEREAS, the map has been reviewed by the San Luis Obispo Planning Department
staft and found to be in conformance with the subdivision regulations in all
respects.
NOW, THEFtEFORE, BE IT RESOLVED that the Arroyo Grande Planning Commission
certifies that the Negative Declaration has been prepared in compliance with
CEQr'1, State and City Guidelines and that it has reviewed and cor.sidered the
information contair.ed therein; and

BE IT FURTHER RESOLVED that the Planning Commission finds that none of
the coriditions described in Government Code, Section 66474, Subsections (a) througz
(g) inclusive, exists with respect to said subdivision; and
BE IT FUkTF-iER r�SOLVED tnat the Arroyo Grande Planning Commission, after
r°viewing the proposed subdivisiar., together_ with its design and improvements,
fi:,ds said subdiv.ision to be consistent with applicable general and specific
plar.s and with the zoning on the property; and
BE IT FURiHE�'Z ��;�OLVED that the benefits of additional housing is greater
*hai� ariy r.egati�r� effect the subdivision would have on fiscal and environmental
resources; and
EE I'I' F'UP.`iHER RESOLVED that tne tentative map of Subdivision DIo. 1025 be
approv�d sub;ec� to the bel.aw listed conditions:
1. That a �ire hydrant sha11 be installed at the corner of Spruce
and Ash S�reets as required by the Fire Chief.
2. TYiat `indivic�ual �vater and sewe.r services be pr.ovided fo.r each
individual uriit.
3_ T,zat ttie site shall drain to the street.
4. `.ihat drainage fees s}iall be collected as rec1uired by tYie District.
5_ That Parks and Recreation fees and street tree fees be collected
as recuir.ed by Ordinance.
6. That prior to filing tize final map, a joint use easement for
parking and access sliall be recorded between Tract 945 and Tract
1025.
7. If public sewer has not been construct.ed at time of reco.rdation of
f.inal map, appropriate bondinq for or construction of tlie sewer line
shall be acr.ornplished prior to recordation.
8. 1'l�,at the applicailt shall provide the Ci.ty with a mylar copy of the
recorded map.
9. ':1'hat the Conditions of Approval of Use Permit Case No. �31-326 ar.d
11rc}litectural Review Case No. 31-251 be applied where anpropriate
to the Subdi.vi.sion C9ap.
