Peck at 290 Spruce Street meets the requirements of Section 7.3 of the
Arroyo Grande Zoning Ordinance, as amended, to allow reduction of the open
space requirement in the "R-G" Residential Garden Apartment District on
the following property.
The Planning Commission finds that the Variance applied for by Merilee
Parcel 2 of Parcel Map No. AG-75-338 P/M 22/87, also
being a portion of Lot 24, Tract No. 10 5/28 Maps in
the City of Arroyo Grande, County of San Luis Obispo,
State of California. Also known as 290 Spruce Street
and identified by Assessor's Parcel No. 77-152-23.
WHEREAS, the Planning Commission finds that:
(a) The granting of said application does not constitute a grant of
special privilege inconsistent with limitations upon other properties in the
same vicinity and same zoning in which this property is located, and (b)
that because there are special circumstances applicable to the property
(size-shape-topography-location-surroundings) the strict application of
the Zoning Ordinance does deprive applicant's property of privileges enjoyed
by other properties in the vicinity and in the same zoning classification.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the
City of Arroyo Grande hereby recommends the approval of said Variance appli-
cation, subject to archi:tectural appro�a��-:.:
