at 1200 Russ Court meets the requirements of Section 7.3 of the.Arroyo Grande
Zoning Ordinance as amended, to allow reduction of the rear yard setback from
The Planning Commission finds that the Variance applied for by Ron Poulin
10 ft. to 8 ft., and the front yard setback from 20 ft. to 18 ft. in the "R-1"
Single E'arnily Fesidential District on the following described property:
In the City of Arroyo Grande, County of San Luis Obispo,
State of California, Lot 15 in Block B of Tract #244.
Also identified by Assessor's Parcel No. 77-332-15 and
known as 1200 Russ Court.
W.HEREAS, the Planning Commission finds that:
(a) The granting of said application does not constitute a grant of
special privilege inconsistent with limitations upon other properties in
the vicinity and same zoning in which this property is located, and (b) that
because there are special circumstances applicable to the property (size- �
shape-topography-location-surroundings) the strict application of the Zoning
Ordinance does deprive applicant's proper.ty of privileges enjoyed by other
properties in the vicinity and in the same zoning classification.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City
of Arroyo Grande hereby reco�nends approval of said Variance application,
subject to tiie following condition:
