RESOLUTION NO. 81-821
RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF ARROYO GRANDE RECOMMENDING AMENDMENT TO THE
ZONING ORDINANCE FOR IMPLEP�']ENTATION OF SENATE BILL
1960.
WHEREAS, the Planning Commission of the City of Arroyo Grande has held
the required public hearing at their regular meeting of May 19, 1981 on the
proposed amendment to the Zoning Ordinance, Sections 9-4.402, 9-4.502, 9-4.602,
9-4.702, 9-4.802, 9-4.902 and the addition of Section 9-4.2405.1 to the General
Provisions Section of said Ordinance relative to the implementation of
Senate Bill 1960 as follows:
1. That Sections 9-4,402, 9-4.502, 9-4.602, 9-4.702, 9-4.802 and 9-4.902
of the �ity's Zoning Ordinance be amended to include the �•rords:
"Mobile:�o:aes subject to provisions of 5ection 9-4_2405.I.."
2. That Section 9-4.2405.1 be added to the General Pravisio.ns Section of
the Zoning Ordinance as follows:
Mobile Fi�:�es on single family lots are subject to the foilowing standards:
1. The.nobilehome sh�ll be subject to the same minir,.�n setback reguire-
mer,ts as is specified in each residential zoned dist.rict,
2. 'I'k:at *:;e mobilehome shall not be placed on any Iat zoned fox a
sir.g�? family dwelling with a cross slope equal or greater than
7-1/2 perce;�t as measured from natural grade.
3. That tne mobilehome shall be placed on a permanent .foundation.
4. That the ninimum square footage o:E living space for any mobilehome
be p2ac�d on a lot zoned for single family dwellings stiall be 1,000
square feet.
5. Th�t mobile homes placed on lots zoned for single family dwellings
shall huv� tPie S�1IR° minimum oEf-stre�t parl�:ing requirements as is
reqi�ired for single farnily dcaellings.

dwel.tings sh�:tl h�ve a certificate or seal indicating conformance

treated to blend with the exterior material of said.unit. Maximum
height limitation to be agreed upon for solid concrete or masonry
perimeter. •
8. Tfiat eacli.mobile home to be placed on lots zoned for single family
dwellings shall have a roof consisting of shingles other materials
customarily used for conventional dwellings.
9. Tfiat each mobile home to be placed on lots zoned for single family
dwellings shall have roofs with eaves of at least 12 inches and not
more than one third the distance of the side yard setbacks.
10. That subsequent to applying for the required building permits, and
prior to occupancy, the owner shall.request a certification from the
Building Department that a certificate of occupancy is to be issued
pursuant to Section 18551 (b) (2) of the California Health and Safety
Code. Thereafter, any vehicle license plate, certificate of ownership,
and certificate of registration issued by a State agency is to be
surrendered to the appropriate state agencies.

11. That prior to installation of a mobile home on a lot zoned for
s��ngle family dwellings, the mobile home owner or a licensed
contractor shall obtain a building permit from the Building
Department.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City
of Arroyo Grande hereby recommends approval of the amendment for the follow-
ing reason:
1. Implementation of Senate Bill 1960 providing for mobile homes on
residential lots.
On motion by Commissioner Fischer, seconded by Commissioner Sebastian, and
by the following roll call vote, to wit:
AYES: Commissioners Fischer, Pilkington, Sebastian and Chairman
Gorsline
NOES: None
ABSENT: Commissioners Gerrish, Cole and Moots
the foregoing Resolution was adopted this 19th day of May 1981.
