RESOLUTION OF THE "CITY OF ARROYO GRANDE PLANNING
•COMMISSION RECOMNNIENDING APPROVAL 'OF AN AMENDMENT '
TO THE MUNICIPAL CODE OF THE CIT.Y OF ARROYO .GRANDE
AS PROVIDED BY CHAPTER 4 ZONING; ARTICLE 32, OF
SAID CODE.
WHEREAS, the Planning Commission of the City of Arroyo Grande, California
has held a public hearing on the application of Koenig and Wood Development
Co. to amend the Municipal Code of the City of Arroyo Grande as provided by
Chapter 4, Article 32 of said Code to rezone all that property described as
follows from "H-S" Highway Service District to the "C-N" Neighborhood Commer-
cial District:
"Lots 1 and 2, Tract 604, Parcel Map No. AG-79-840, in the
City of Arroyo Grande, County of Sari Luis Obispo, State of �
California and that City Ordinance No. 140 C.S. be amended to
revise the uses previously defined on Parcels l and 2 as per
the applicant's proposed uses noted on Exhibit B."
WI�REAS, the Planning Commission feels that the public interest and gen-
eral welfare does require such an amendment; and
WHEREAS, the Commission minutes including a list of persons�who testified
at the public hearing, sunanary of fact �and findings, and copies of any map's
Resolution.

NOW, THEREFORE, BE IT RESOLVED that said Planning Commission.hereby recom-
mends approval of the amendment as applied for, for the following reasons:
1. Zone change from "H-S" District to "C-N"�District would be in keeping
with the Land Use Plan.
2. The Zone Change would be compatible to and in keeping with the
surrounding developments and zoning. '
3. The zone change does not affect any other parcel within 0ak Park
Acres, a Planned Development.
4. The zone change amends exhibits dealing with Parcels 1 and 2 within
Ordinance 140 C.S. and not the master zoning of the""P-D" (Planned
Development).
On motion by Commissioner Fischer, seconded by Commissioner Pilkington,
and by the following roll call vote, to wit:
AYES: Commissioners Cole, Fischer, Pilkington, Sebastian and Chairman
Gorsline.
NOES: None � '
ABSENT: Commissioner Moots �
ABSTAIN:. Commissioner Gerrish.
