PC R 79-6502'7 0 RESOLUTION NO. 79-650 RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ARROYO GRANDE GRANTING A USE PERMIT, CASE NO. 78-278. The Planning Commission finds that the Use Permit applied,for by Ellis Harris and Orrin Cocks, meets the requirements of the Arroyo Grande Municipal Code to allow for a Building Material Pipe Storage Yard in a"P-M" Planned Industrial District at 1166 Grand Avenue on the following described property: "In the City of Arroyo Grande, County of San Luis Obispo, State of California, Assessor's Parcel No. 77-111-04, more commonly known as 1166 Grand Avenue" and grants said Use Permit subject to the following conditions: 1. That the construction of the office and enclosed storage area shall be as per plan submitted, labelled "Exhibit A"•: • . 2. That the landscape areas provided near the office area shall be improved as presented under "Exhibit A". 3. That all landscape areas shall be provided with an automatic irrigatiori system. 4. That the slope area at the rear of the property shall be treated with planting material, subject to the approval of the Planning Department. 5. That the westerly, rear and easterly property lines shall be pro- vided with a chain link fence. Further, that the rear and easterly chain link fence shall be provided with bender board. 6. That vehicular truck traffic right hand turns from the property on to Brisco Road shall be prohibited. 7. That all truck traffic backing on to Grand Avenue shall be pro- hibited and any violation of this condition shall automatically void the Use Permit. The enforcement of this condition shall be administered either by the Police Department, Public Works or Planning Departments, and shall apply to all hours.of the day. 8. That the exterior storage area shall be properly treated with an oil�surface to eliminate weed and dust conditions. 9. That drainage improvements and paving of the balance of the property shall be subject to the approval of the Department of Public Works. 10. That the six parking spaces and the island between the driveway leading to Brisco Road and the office area shall be eliminated. 11. That the additional triangular paved area leading to the Brisco Road exit shall be improved as part of this development. 12. That all curb openings and driveway improvements on Brisco Road and Grand Avenue shall be subject to the Department of Public Works approval and City standards. 13. That any security lighting shall be subject to the approval of the Planning Department prior to installation. . for the following reasons: 1. 2.
