PC R 77-557 Vlfi2 RESOLUTION NOo 77-557 V RESOLUTION OF THE PLANNING COMMISS�ION OF THE CITY OF ARROYO GRANDE GRANTING A VARIANCE, CASE NOe 77-56, The Planning Commis�ion finds that the Variance applied for by Uick Pace Construction at�204 Aspen Street meets �he requirements of Article 31, Section 9-4.3103 of the Arroyo Grande Zoning Ordinance Noo 24 CoS. as amended, to allow reduction of the required number of open parking spaces by three (3), and reduction-o� size of parking stalls to 9° x 20°, on the following described property: Lot 39 in Tract 10, in the City of Arroyo Grande, County of San Luis Obispo, State of Califomia,- according to map recorded November 23, 1931 in Book 5, at Page 28 of Mapse and grants said Variance with the folTowing conditionso 1. That parking shall be provided as per plot plan labelled Exhibit "A". 2o That a retaining wall shall be installed around the perimeter of the parking area with a six foot fence on top of said wall on the southerly and westerly boundryo Said wall not to exceed the finish grade of the ex�sting paved areao 3o Z'hat a six foot solid wood fence shall be erected along the southerly property line of the park�ng area to screen the adjoining apartments from automobi.le lightso 4a That the rema�.ning unused open space area shall be improved and landscapedo for the following reasonso lo In that it does not constitut� the granting o£ special privilege inconsistent w�.th limitations upon other properties in the vicinity and same zoning in which this property is locatedo 2o That because there are special circumstances applicable to the property (si:ze - error in Assessor`s Parcel Maps), the strict application of the Zoning Ordinance does deprive the applicant's property of privileges enjoyed by other properties in the vicinity and in the same zoning classification, and would not adversely affect abutting propertieso On motion by Commissioner Ries, seconded by Commissioner Cole, and by the following roll ca11 vote, to wit: AYES: NOES: ABSENT: Commissioners Cole, Hitchen, Moots, Ries and Chairman Gerrish None Commissioners Harris and Vandeveer the foregoing Resolution was adopted thi: ATTEST: � ( Secretary
