RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY .OF ARROYO GRANDE DENYING t�N AMENDMENT
TO THE ZONING MAP OF THE MUNICIP.4I, CODE
OF THE CITY OF ARROYO GRANDE AS PROVIDED BY
CHt�PTER 4 ZONING, ARTICLE 32, OF SAID CODE.
WHEREAS, the Planning Commission of the City of Arroyo Grande, California
has held a public hearing to amend the Zoning Map of the Municipal Code of the
City of Arroyo Grande as provided by Chapter 4, Article 32 of said Code to rezone
all that property described.as follows from "A" Agricultural to "R-1" Single
Family Residential and "R-A-B-3" Residential Agricultural Zoned Districts:
"A of Lots 1, A and B of the T,ands of D. F� and Anna Newsom,
comprising a part of the Ranchos Santa I�lanuela and Bolsa de Chemisal,
as shown on map filed June 5, 1891, in Book A at Page 77 of Ma.ps, in
the County Recorder's Office, County of San Luis Obispo, State of
California, described as follows:
Beginning at the most easterly corner of Tract No. 256 as shown
on map filed May 22, 1964, in Book 7 at Page 9 of Maps in the Recorder's
Office of said county, said.point being on the northwesterly line of
Branch Mill Road; thence along the northeasterly line of said Tract
No. 256 North 43 West 20.24 feet, 1V�orth 52 West 110,00 feet,
North 37°57' East 17.03 feet, North 43�15' West 520.37 feet, South
24°59' West 24.21 feet, and North 65°O1' West 157.00 feet to the
northwesterly line of F1ora Road as shown on said map; thence leaving
the northeasterly line of said Tract No,.256, along the northeasterly
prolongation of said northwesterly line of Flora Raad North 24°59'
East 86.88 feet to a point on the northwesterly prolongation of the
northeasterly line of Lots 4 to 10 inclusive, of said Tract No. 256;
thence along said line North 43°15' West 107.70 feet to a 1" iron
'_pipe; R.C.E.-12748 as shown on map filed in Book 16 at page 64 of
Licensed Surveys, on the northwesterly line of Lot 1 of said Lands
of D,Fe and Anna Newsom; thence along said line North 24°58'44"
East 8.80 feet to a 3/4" iron pipe at point "S,E. No, 9'', the most
southerly corner of said Lot A; thence along the southwesterly line
of said Lot A North 43°40'28" West 504.90 feet to a 1" iron pipe,
R.C.E. 12748 as shou�n on said Z�censed Survey filed in Book 16 at
Page 64 of maps; thence leaving said line North 43°45' East 328.69
feet to a point on the southwesterly line of Zot B of said Lands of
DoF, and Anna Newsom; thence along said Iine South 43°40'23" East
26.40 feet; thence leaving said line North 43°45' East 100.00 feet;
thence South 49°45' East 235.50 feet; thence South 2°23' West 235.00
feet; thence South 41°46'44" East 820.74 feet; thence South 52°02'42"
East 170.00 feet to a point on the northwesterly line of said Branch
Mill Road, northeasterly thereon 300.00 feet from the point of begin-
ning; thence along said northwesterly line of Branch Mill Road.South
37°57'18" West 300.00 feet to the point of beginning, and containiz�g
10.57 acres more or less.'�
It is proposed that the above described property be rezoned from "A"
Agricultural District to "R-1" Single Family Residential District,
"A portion of Lots 1, A, B, C and D of the Lands of D.F. and Anna Newsom,
comprising a�part of the Rancho Santa Ma.nuela.and Bolsa de Chamisal, as
shown on map filed June 5, 1891, in Book A at page 77 of Maps, in the
County Recorder's Office, County of San.Luis Obispo, State of California,
described as follows:
Beginning at the most easterly co of Tract No. 256 as shown on
map filed Ma.y 22, 1964, in Book 7 at Page 9 of Maps in the Recorder's
Office of said county, said point being on the Northwesterly line of
Branch Mill Road; thence Northeasterly along th.e Northwesterly'.li:ne
of Branch Mill Road 300,00 feet to the True Point of Beginning; thence
North 52.°02'42" West 170,00 feet, North 41 West 820,74 feet,
North 2°23' East 235.00 feet, Nor�h 49°45' West 235.50 feet to the
line thru.Lot 8 of said Lands of D. F. and Anna Newsom.ae ahown on

North 58°59'19" East 78.54 feet, South 46°45'41" East 1179.92 feet,
South 39°39'00" West 337.56 feet, South 43°45'00" East 359.67 feet
to said northwesterly line, said line of Branch Mill Road to the
True Point of Beginning, and containing 24056 acres more or less."
It is proposed that the above described property be rezoned from "A"
Agricultural District to "R=A-B-3" Residential Agricultural Zoned District.
WHEREAS, the Commission minutes including a list of persons who testified
at the Public Hearing, su�nary of fact.and findings and copies of any maps per-
tinent to the proposal are on file and hereby declared to be part of said Resolution.
NOW, THEREFORE, BE IT RESOLVED that said Planning Commission reconanends denial
of the amendment.
On motion by Commissioner Sandoval, seconded by Commissioner Ries, and by
the following roll call vote, to wit:
