PC R 75-407 Z��� RESOLUTION N0, 75`407 Z RESOLUTION OF THE PLANNING COMMISSION OF THE CIT.Y OF ARROYO GRA1V'DE RECOMMENDING APPROVAL.OF AN AMENDMENT TO THE MUNICIPAL CODE '(� THE CITY OF ARROYO GRANDE AS PROVIDED BY CHAPTER 4 ZONING, ARTICLE 32, OF SAID CODE. WHEREAS, the Planning Cotmnission of the City of Arroyo Grande, California l�as held a public hearing on the application of Richard D..Lemon to amend �he Municipal Code of the City of Arroyo Grande as provided by Chapter 4, A�ticl� 32 of said Code, to rezone all that prop�rty described as follows from "R-A-B-3" Residential Agricultural District to "R-A-B-1" Residential Agr.icultural Dist�3.ct: "Beginning at tl?e most Southerly corner of said Lot 9, being. designated on said map as "S.28"; thence along the Southwesterly line of said lot, North 63° 45' West 604 feet to the TRUE POINT OF BEGINNING; thence North 28° 22' East 480,43 feet; thence North 53° 30' West 462,45 feet, more or less, to the South- easterly line of the land described in the deed to Joseph Zogatu and wife, recorded Ju1y 2, 1956 in Book 851,.Page 437 Official Records, in the office of the County Recorder of said county; thence along said Southeasterly line, South 41° 52' West 590.89 feet to the Southwesterly linE of said lot; thence along said Southwesterly line South 63° 45' East_to the TRUE POINT OF BEGT?�TNING . �' � WHEREAS, �he Planning Commission feels that the public interest and general welfare does not require such an amendment at th.is time, but it is in keeping with the Land Use Plan; and WHEREAS, the Commission with the permission of the petitioner does hereby amznd the application to deny the "R-A-B-1" zone request without pre- judice, but does recommend rhe following described pz�operty be zoned from "R-A-B-1" to "R-1" ; "That portion of Lor 9 of the Resubdivisions of the Ranchos Corral de Piedra, Pismo and Bolsa de Chemisal, in the City of Arroyo Grande, County of San Luis Obispo,.State of Cali- fornia, as per map filed in Book.A, Page 63 of Ma.ps, in the office of the County Recorder of said county, described as �ollowso Beginning at the most southerly corner of said Lot 9, being. designated on s3id map as "S°28"; thence along the southwesterly line of said lot, North 63°45' West 604 feet; thence North 28°22' East 480,43 feet; thence North 53°30' West 462.45 feet, more or less, to the southeasterly line of the land described in the deed to Joseph Zogata and wife, recorded July 2, 1956 in Book 851, Page 437,.Official Records ot said county and the TRUE POINT.OF BEGINNING; thence southwesterly along the southeasterly line of said Joseph Zogata property, South 41°52' West 120 feet; thence leaving said line, parallel with the southwesterly line of Pear- wood Avenue, South 53°30' East 205.11 feet; thence North 32°17'S5" East 119.80 feet to said southwesterly line of Pearwood Avenue; thence northwesterly along said southwesterly line of Pearwood Avenv.e North 53°30' West 185,11 feet to the True Point of Begin- ning and containing 23,311 square feet more or less." WHEREAS, the Commission minutes including a list of persons who testi- fied at the Public Hearing, summary of fact and findings and copies of any maps pertinent are on file and hereby declared to be part of said Resolution.
