RESOLUTION OF THE PLANNING COMMOSSION OF THE C9�Y
OF ARROYO GRANDE GRANTGNG A VARBANCE, CASE N0, 72°490
The Planning Commission finds that the Varoance appl3ed for by Ronald D.
Grant at 114-116 Wa Branch Street meets the requorements of Sectaon 7,3 of the
Arroyo Grande Zoning Ordinance No, 157 as amended, to allow for constructdon of
three bachelor apartments, to be converted to commerc�al use on the futu��e, on
the C-B-D District on the following described prope�ty:
All that portion of Lot 8� of the Subdivosion of parts of the Ranchos
Corral de Piedra, Pismo and Bolsa de Chemisal, in the City of Arroyo Grande,
according to Map of said subdiv6sion filed for record 'on 1873, on Book A,
page 65 of Maps, described as follows:
Beginning at a point in the Northerly line of Branch Street, on saod City of
Arroyo Grande, said point being South 57-1/4 �est, 33 feet fro� the South�
westerly corner of what is known as the Old School Lot, and being the South-
westerly corner of a tract of land conveyed by Jo L. Eddie et ux,, to Fo Eo
Ulach by deed dated October 2, 1900 and recorded November 13, 1900 in book �
48, at page 402 of Deeds, San Luis Obi.spo County Recards; runncng South
57-1/4 West along the Northerly line of Branch Street, 8008 feet, more or
less, to the�Southeasterly corner of a tract of land conveyed by Georgia B.

Grande by�deed dated December 14, 1904, and recorded �anuary 5, 1905, Bn
Book 64, page 437 of Deeds, San Luis Obispo County Records; thence North
32-3/4 West along line of said Church Lot, 344 ,3 feet to a point thereon;
thence North�57-1/4 East 49.g feet to the Westerly line of lands now or
formerly owned by Mrs. Isabelle Rice; thence South 32-3/4 East along line

(a) in that it does,not constitute a grant of special privolege inconsostent with
limitations upon other properties in the vicinity and same zoning in which
this property is located, and
(b) that because there are special circumstances applicable to the property
(size-shape-topography-location-surroundings) the strict application of the
Zoning Ordinance does deprive applicant's property of privileges enjoyed
by other properties in the vicinity and in the same zoning classification,
and grants said Variance for the following reasons:
