The Plan�ing Commissoon finds thdt the Use Permit applied for by Glenn Eo and
Beth La Peters at Oak Park Blvd, and Frontage Road meets the req�irements of the
Arroyo Grande Municipal Code to allow for a day care center ar�d busoness and pro�
fessional offices on the followir�g described property;
All of Parcels l, 2, 3 and 4 of Parcel Map AG 66-11� and alsc�
that parcel described as commencing at the southwesterTy corner of
Parcel Map AG 66-112 in the City of Arroyo Grande, County of San
Luis Obispo, State of California according to the map recorded
October 26 1g66 in Book 1, Page 63 of Parcel Maps, and being a
portion of Lot 1 in Block 1 of �ract No. 46. i'hence North 80
18' West, 15.70 feet; thence North 82 42' I�est, 104,92 feet to the
point of tangency; thence on a curve to the right with a radius of
13017 feet through an angle of 139 4�' (record shows 139 32') for
a distance of 32.11 feet to a point on a tangent bearing north 57
00.' East on the northwesterly line of said lot; thence North 51
13' East along said line, 156 feet to a point of tf�e tangency;

Access restricted to Frontage Road.
Architectural approval of individual or all of the buildings prior to
issuance of a building permit. Plans to include landscaping.
Engineered grading plan and permit for entire area utilized,
Ir�stallation of Curb and gutter on entire right-af-way frontage of
ownership, subject to Public Works Department review.
The develapment must c�nnect when public sewers are availablea
Water line installation to Department of Public Works requ3rements.
One 32' 400 watt mercury vapor light adjacent to Frontage Road

All uti.lity services to be placed underground. -
Free standing sign will require a separate Use Permit,
