The Planning Commisslon finds that the Use Permdt applied for by Pete Netto, American Automotive, on Brisco Road, southerly of 110 Brisco Road, meets the requirements of the Arroyo Grande Municipal Code to allow for a used car sales lot on the following described property: All that portion �f Lot 1'3 of the Folsom Tract, beginning at a point on the South line of said Lot 13, whic� is North 68 55' West, 586 <93 feet from �ost G31 set at the Southeast corner of Lot 11, said point being the most Southerly corner of the property conveyed to Jo C. Johnson, et ux., by deed dated October 5, 1945 and recorded in Book 392, at Page 157 of Off6cial Records; thence North 56 50' East along the Southeasterly line of the property so conveyed, 149.70 feet to the most Southerty corner of the property conveyed to Paul M. Graham, et al., by deed dated November 19, 1947 and recorded December 1, 1947 in Book 462, at Page 50 of Official Records; thence North 33 ° 10' West along the Southwesterly line of the property so conveyed, 69.91 feet to the South- easterly line of the right-of-way for public highway granted to the State of California, by deed dated May 7, 194� and recorded tn Book 300, at Page 12 of Official Records; thence Southwesterly along said Southeasterly line, 200 feet to the Southwesterly line of said Lot 13; thence South 68 55 ' East along said Southwesterly line, 86,14 feet,. more or less, to the point of beginning, Excepting therefrom that portion thereof conveyed to the City of Arroyo Grande, by deed recorded April 21 1g66 in Book 1393 at Page 613 of Official Records. and grants said Use Permit subject to the followin� conditions: � t ' lo Sales area to be improveci wi.th blacktop surfacing. 2. Subject to conditions of all pertinent portions of City OrdinanC�s and Codes in relationship to intended use, with particular reference to Articie 28 of Zoning Ordinance 24 CoS., Performance Standards Section. 6. Installation of sidewalk from existing curb to property line, approxima;tel.y 5' 1n width, required upon renewal of existing lease and to be determined � upon review, 7.
