The Planning Commission of the City of Arroyo Grar�de ��ving duly �evoe��ed 7ent��
tive Subdivision M�p for Tract Nm. 398, Golden West Ho�res Us�it N�o `�, �s prese�ted by
Mr. C. L. M�r.tin and the City of Arreyo Grande Subdivision Review Board, does hereby
resolve and accept said Tentative Map s�bject t� the foll�w9ng c�alditions a�d req���e�
ments, to wit:
l. All electric services, irocludi�g street lighting, to be �nstalled ��dergro���
within public right�of-way and easements.
2. Street lightin� as required by the Pla�ning and �ublic Works Departments.
3. E�ci st i ng o�erhead el e�tc� i c se� v i c:� on Fao 1 A�✓e����e to rema i n o��e�head.
4. Telephone serviee to be provided unciergroa�rad on five fmot (5') rear y�rd
utility easements per map dn file.
5. Cable T.U. Service to be pr�vided by joint trenc�ing a:�d easement i�se,
subject to coordinateon +Nith P<�.FT., �oG.& E., and the developer.
6. Gas service to be provided from p�blic right-of-!Nay; join+� trenching
possibly within the tract.
7. The County Road 6epartment requests that rao additional �vater be generafied
from the tract on Farroll Aver�ue into the County area. Al�o, that Farroll
Aver�ue grade confo� to Co�nty road grade to City Limits.
8. 'the Couc�ty Health Department req�ires ��11 development to be served by City
water and sewer services.
9. The Fire Department requires two Greenberg #74, or equal, hydrants; one
located at the northeasterly corner of the intersection of Golden West
Place and Farroll Avenue, ar�d the second hydrant to be located between
Lots 8 and 9.
10. Al1 �ff site improvements to be installed to City specifications and
inspected as follows;
a, Gurb and gutter cn Farroll Avenue frontage.
b. 42' sidewalk ie�tegral to curb, and full street improvements on Golden
West Place.
c. 5' sidewalk integral to c�rb on Farroll Avenve, and paving to existing
surfacing,
d, 6" �iater line on Farroll Aveneae across entire frontage of subject
property to City requirements.
e. 12" sewer line across entire frontage of subject property to City
specifications.
� f. Sewer and water line construction plans and individual house services
to be approved by the department and all installations be inspected
by the City,
g. Street and traffic control signs to be provided by developer as re-
quired by the Public Works Departme�t.
h. Lot No. 19 to be graded as required and reserved for drain pond �sage
subject to area wide drainage being resolved. Title to remain with
developer. (Note: This lot may be developed f�or recreational purposes
by property oWners in the Tract, subject to approval of the City,
until such time it is released for development),
11. Front yard setbacks to be staggered fram minimum of 15' and more as required
by the Planning Director.

trees to be paid for by developer, not to exceed $5,00 per tree. Also
see Item No. 13 pertaining to pedestrian walkway between Lots 9 and 10.
