at 1210 Farroll Avenue meets the requirements of the Arroyo Grande Municipal Code
The Planning Commission finds that the Use Permit applied for by Jo Bo Wyatt
to allow for a Convalescent Home on the following described property;
In the City of Arroyo Grande, County of San Luis Obispo,
State of California, a portion of Lot 23, Pismo Beach
Gar.dens
and grants said Use Permit subject to the following conditions;
1, A.deed to the City for street right-of-way purposes 15' in depth across
the entire frontage of Farroll Avenue.
2. Curb, gutter, sidewalks and driveway aprons to City specifications will
be required on the entire Farroll Avenue frontage.
3• Sewer extension:to District sewer main installed per Department of
Public Works requirements,
4. That the plans be submitted to the Architectural Committee for approval
prior to the issuance of a building permit.
5. That the building be constructed substantially in compliance with the
plot plan on file (adequate off-street parking is provided on the plot
plan).
6. Adequate landscape screening be provided along the northerly and rear
property line adjacent to private parcels of land which have access to
Elm Street.
7. Al1 utilities to be placed underground.
For the following reasons:
1. Permissive within the R�3 District subject to Use Permit procedure.
2. Will not adversely affect abutting properties.
