PC R 68-97 U. 1: 28� RESOLUTION N0. 68-97 U - RESOLUTION OF THE PLANNING COMMISSION OF 1'HE CITY OF ARROYO GRANDE GRANTING A USE PERMIT, CASE N0. 68-126 The Planning Commission finds that the Use Permit applied for by Melvin C. Jones at 1211 Farrell Road meets the requirements of the Arroyo Grande Municipal Code to allow for a Mobile Home Park in an R-3 Zone on the following described property: In the City of Arroyo Grande, County of San Luis Obispo, State of California, a portion of Lot 21, Pismo Beach Gardens and grants said Use Permit subject to the fotlowing conditions: 1. Require connection and service to public sewers with trunk line installed along entire frontage on Farrell. 2. Extend 6" water line westerly from Carmella Drive. 3. Construct alley type intersection at the main entrance to the park and Farrell Road and split the inverted drainage within the development and provide drain- age plan for the entire area. 4. Require curb, gutter and sidewalk on Farrell frontage. 5• 6. 7. 8. 9. Require four fire hydrants as noted on plan,.with 6" service line. O�e street light provided at entrance as noted on pl,an. Iriterior street section (inverted) approved for interior development onlyq Minimum of 5' selt back on all periphery property lines. Require review of proposed entry and other signs, 12. The Director of Public Works has requested that approximately 17,000 square feet be reserved as a temporary drainage or sump area subject to final drain- age plans for the entire geographic area. Ponding area to be developed in accordance with Public Works Department requirements. 13. Require payment of.$'30.00 to the City of Arroyo Grande for five street trees to be purchased and planted by the City, and provide street tree wells in sidewalk per Parks Department requirements. For the following reasons: 1, Properly zoned for, and a reasonable use for this property.
